Marsh Farm is the reported current home of Andrew Mountbatten-Windsor on the private Sandringham Estate in Norfolk. It is reported to be a five-bedroom former farmhouse—far smaller than Royal Lodge, but not literally “shoe box-sized.”

Marsh Farm is the reported current home of Andrew Mountbatten-Windsor, formerly Prince Andrew, on the King’s private Sandringham Estate in Norfolk. It is not a public attraction, and much of what has been published about the house comes from press reports rather than a Palace property briefing. The clearest account is therefore modest: Marsh Farm is reported to be a five-bedroom former farmhouse in the Wolferton area, replacing the far larger Royal Lodge as his home.

What is confirmed about the move

On 31 October 2025, Buckingham Palace said that Andrew would be known as Andrew Mountbatten Windsor, that notice had been served for him to surrender the lease on Royal Lodge, and that he would move to alternative private accommodation. The statement did not identify that accommodation as Marsh Farm. It also said that he continued to deny the allegations against him.

Subsequent reporting filled in the residential timeline. Reports said he moved to Wood Farm, also on the Sandringham Estate, in February 2026 while Marsh Farm was renovated. By early to mid-April, reports placed him at Marsh Farm. On 7 and 8 May 2026, Associated Press and ITV reporting described him as living there. That makes Marsh Farm the best-supported description of his current home as of 10 August 2026, while preserving the important distinction between an official Palace announcement about leaving Royal Lodge and later reporting about the specific house.

What Marsh Farm is reported to be

Marsh Farm is described in press coverage as a red-brick former working farmhouse within the private Sandringham Estate, near Wolferton in Norfolk. Reports place it broadly west of Sandringham House. That setting matters: Sandringham is the King’s private estate, not a single public property, and Marsh Farm should not be confused with Sandringham House or treated as a visitor destination.

The reported accommodation is:

  • five bedrooms;
  • a kitchen;
  • two reception rooms;
  • outbuildings; and
  • stables.

These are reported descriptions, not an official floor plan, estate listing, or independently published survey. No verified floor area has been made public. Nor is there a substantiated public figure for the rent, tenancy length, valuation, renovation cost, staffing, or the terms of any arrangement for the house.

Why headlines call it “shoe box-sized”

“Shoe box-sized” is a headline comparison, not a measurement. It is useful only if read as shorthand for a substantial change in scale from Royal Lodge, which was widely reported to have around 30 bedrooms, to a house reported to have five. It does not establish that Marsh Farm is literally small, cramped, dilapidated, or unsuitable for occupation.

A more accurate description is that Marsh Farm is a reported five-bedroom former farmhouse on the Sandringham Estate—a marked reduction in scale from Andrew Mountbatten-Windsor’s former Royal Lodge residence. The phrase has attracted attention because it turns a change of home into an easy visual contrast, but it should not obscure the limits of what is known about a private property.

Royal Lodge versus Marsh Farm

Point of comparison Royal Lodge Marsh Farm
Status in the move Former residence; Palace said notice had been served to surrender its lease. Reported current residence after a temporary stay at Wood Farm.
Reported bedroom count About 30 bedrooms. Five bedrooms.
What is official The Palace confirmed the lease action and planned move to alternative private accommodation. The Palace statement did not name Marsh Farm.
What remains private Detailed arrangements and household matters. Floor plan, exact terms, cost, valuation, and other operational details.

What has been reported about preparation work

Coverage before the move described renovation and security-related work at Marsh Farm. Reports mentioned fencing, CCTV, lighting, upgraded connectivity, and satellite television. Those details should be treated as reported rather than confirmed specifications: no official Palace account of the scope, cost, contractor, security plan, or timetable has been published.

That distinction is especially important with a private residence. It is reasonable to say that reporting indicated work was carried out before the move. It is not sound to turn that into a claimed renovation bill, a definitive security assessment, or an account of how the household operates.

What is not established

Public reporting does not establish that Sarah Ferguson lives at Marsh Farm. It also does not establish an exact address, visitor access, a public tour arrangement, or that the property is a holiday let or museum. Broad location context—Wolferton, Sandringham Estate, Norfolk—is enough to understand the story without turning a private home into a location guide.

Likewise, descriptions such as “hovel,” “prison,” “ramshackle,” or “uninhabitable” are not verified property facts. They are evaluative language that goes beyond the available evidence. The reported farmhouse may be much smaller than Royal Lodge, but “smaller than Royal Lodge” is the meaningful, supportable point.

Why the distinction between official and reported facts matters

This story combines a formal royal announcement with reporting about a private home. The October 2025 Palace statement is the authoritative source for the change of name, the action over the Royal Lodge lease, and the plan to move to alternative private accommodation. It did not publicly identify Marsh Farm. The identification of Marsh Farm, the temporary stay at Wood Farm, its reported rooms and features, and the preparatory work are matters of later press reporting.

Keeping those categories separate produces a clearer answer than the tabloid shorthand. Andrew Mountbatten-Windsor is reported to live at Marsh Farm, a five-bedroom former farmhouse on the Sandringham Estate. The move followed the Palace-confirmed process requiring him to leave Royal Lodge. Beyond that, the house remains a private residence and many of the more tempting details remain unconfirmed.
