Which version of Ghosts is this?
This article covers the American CBS series that premiered in 2021, starring Rose McIver and Utkarsh Ambudkar. It is an adaptation of the original British BBC sitcom, which uses Series
rather than Season
and has different actors, episode structures, continuity, and release dates.
In the CBS version, married couple Sam and Jay Arondekar inherit Woodstone Mansion and turn it into a bed-and-breakfast. After Sam has a near-death experience, she can see and hear the ghosts of people who died on the property. Jay cannot normally see them, but he lives and works alongside the spirits as Sam tries to keep the mansion’s supernatural residents from derailing their business.
That premise comes from the show’s official CBS series overview. Season 4 continues to use the mansion as both a guesthouse and a supernatural pressure cooker, while expanding the rules governing ghosts, possession, ghost powers, and the boundaries of the property.
What is Season 4 about?
Season 4 begins with the consequences of Isaac Higgintoot’s decision at the end of Season 3. After abandoning Patience underground, Isaac must face the Puritan ghost he left behind. At the same time, Sam deals with the return of her estranged father, Frank, while Jay attempts to make his restaurant succeed.

The ghosts also learn more about what they can do and how far they can travel from Woodstone. Some of those discoveries are funny and temporary; others create problems that carry directly into Season 5.
The main Season 4 arcs
- Isaac and Patience: Isaac’s abandonment of Patience leads to an underground rescue mission and a new mythology mystery involving
the others.
- Sam and her father: Frank’s visit forces Sam to confront the resentment created by her parents’ divorce and his long absence.
- Jay’s restaurant: Jay navigates investors, permitting, rival chefs, reviews, family interference, and the difficulty of pursuing business success while living with ghosts.
- New ghost rules: Christmas possession, Hetty’s St. Patrick’s Day power, Pete’s unusual ability to roam, and the effort to repair the ghost trap all expand the show’s supernatural boundaries.
- Romance and connection: Sasappis meets Shiki, while Pete and Alberta finally move beyond their long-running one-sided tension.
- Elias’s return: The former Woodstone ghost returns in human form and turns Jay’s ambitions into a potentially deadly supernatural contract.
Season 4 cast

Major Season 4 storylines explained
Patience and the mystery of “the others”
Light spoilers for the early season: The Season 3 finale’s cliffhanger is resolved immediately. Isaac’s decision to abandon Patience underground has consequences: Patience kidnaps him and drags him into the dirt. Sam and the other ghosts then attempt to find and rescue him.
Patience is not a gentle or easygoing spirit. She is a rigid Puritan whose severity was excessive even by the standards of her own community. In Halloween 4: The Witch
, she responds to Sam by putting her on trial for witchcraft, turning the show’s usual Halloween chaos into a supernatural courtroom.
Patience eventually returns to the dirt and says she will rejoin or visit the others.
Season 4 deliberately does not identify those other ghosts or fully explain what is beneath the property. That line is a mythology hook, not a resolved reveal. It remains unconfirmed whether Patience will become a lasting ally, an antagonist, or a link to a larger group of spirits.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsThe arc also expands the show’s understanding of the Woodstone ghost population. The mansion is no longer the only place where the series’ supernatural history matters, and the dirt beneath it may contain more secrets than the main group knows.
Sam’s difficult reunion with Frank
Dean Norris plays Frank, Sam’s father, whose visit exposes resentment Sam has carried since her parents divorced when she was 10. Frank’s long absence has left Sam with unfinished emotional business, even though she has tried to move past it.
Patience’s presence indirectly pushes Sam and Frank toward a more honest conversation. The contrast is central to the episode: Sam is dealing with a ghost who refuses to let go of an old grievance while also confronting a living parent who has avoided the consequences of his own absence.
Frank’s role is contained within Sam’s family storyline. He is an important guest character in Season 4, not a permanent replacement for any member of the Woodstone ensemble.

Does Jay ever see the ghosts?
Yes—but not permanently. This is one of the season’s most frequently misunderstood developments.
In the two-part Christmas event, a water-heater accident leads to Sam and Jay being possessed. Nancy possesses Sam, while Pete possesses Jay. Because Pete can leave the Woodstone property, Jay temporarily experiences the ghosts from inside Pete’s body.
That lets Jay interact with the spirits in a way he normally cannot, and it gives him an emotional understanding of Sam’s daily life. However, it does not give Jay a lasting ability to see or hear ghosts. The change is caused by possession and ends with that supernatural situation. As the Christmas episode coverage from TVLine explains, Jay does not simply acquire Sam’s power.
The distinction matters for the show’s central relationship. Sam remains the bridge between Jay and the ghosts, even after Jay briefly gets to experience Woodstone from the other side.
Hetty’s St. Patrick’s Day power
Episode 16, St. Hetty’s Day,
reveals that Hetty can become visible to living people on St. Patrick’s Day. She uses the opportunity to interact with Jay’s cousin Sunil.
This is a limited, holiday-specific power. It does not mean Hetty can freely appear to the living whenever she wants, and it does not make her a second Sam. The ability ends when the holiday ends, preserving the show’s usual rule that Sam is the only living person at Woodstone who can normally perceive the ghosts.
Sasappis and Shiki
Pete introduces Sasappis to Shiki, a wisecracking 1940s screenwriter who can also travel beyond the property. Sasappis develops romantic feelings for her, but the ghost boundary prevents him from simply visiting her.
The resulting storyline is both a romance and a test of the show’s supernatural rules. Sam, Jay, and the ghosts attempt to repair the ghost trap so Sasappis can cross the boundary. The plot establishes several important points:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- Pete’s ability to roam remains unusual among the Woodstone ghosts.
- The property boundary is still a significant restriction.
- Supernatural objects such as the ghost trap may be able to change those restrictions.
- Shiki introduces a ghost from outside Woodstone without moving the main ensemble away from the mansion.
Sasappis and Shiki’s story is not simply a disposable romantic subplot. It gives the series a way to explore a larger ghost world while keeping Woodstone at its center.
Jay’s restaurant storyline
Jay’s restaurant provides the season’s main living-world business arc. His plans run into problems with the silent investor, permitting and opening logistics, family expectations, local competition, and the consequences of trying to succeed without always listening to the ghosts.
Rank #2
Bela helps Jay with the restaurant and family conflicts. Flower becomes involved after a prophecy from her former cult leader suggests danger for the opening. Jay also uses a recipe from Pete, which angers a local restaurateur, and becomes preoccupied with a successful rival chef. Later, a positive review offers a moment of validation, but the restaurant’s success also brings new complications.
The restaurant material spans much of Episodes 10 through 15 and returns in Episode 20. It is not separate from the supernatural plot: Jay’s determination to build a successful business ultimately creates the opening for Elias to manipulate him in the finale.
Trevor, Thor, Alberta, and the other ghosts
Season 4 continues to give the ensemble individual stories rather than treating the ghosts as a single comic group. Trevor’s fake remote-work identity is threatened, and Episode 19 brings back his former co-worker Pinkus and Pinkus’s daughter. Thor works through the abandonment he feels after being left by his Viking shipmates. Alberta helps Sam with a community-theater audition and investigates a suspicious fiancé connected to her descendant.
These smaller stories reinforce the season’s broader interest in people who are afraid of being forgotten, abandoned, or left without a meaningful connection. The ghosts may be dead, but their emotional problems remain recognizably human.

The finale is titled The Devil Went Down to Woodstone.
It is a season finale, not a series finale, and it leaves Jay in serious danger.
Why is Jay in danger?
Elias Woodstone returns in human form while posing as a publicist. Jay signs an agreement without understanding its supernatural significance. In effect, Elias has arranged a deal that gives him a path to claim Jay’s soul and bring him to Hell.

His attempts include arranging deadly accidents, making Jay’s restaurant ambitions and public profile part of a much more dangerous scheme than Jay realizes.
The finale does not show Jay dying or going to Hell. It establishes the contract and the immediate threat. How Sam, the ghosts, and Jay will escape Elias’s agreement is left for the continuation of the story. The TVLine finale interview and recap explains the contract and the cliffhanger’s significance.
What happens with Pete and Alberta?
After a long-running slow-burn relationship, Pete and Alberta finally kiss. Alberta realizes that she has been dismissing Pete’s sincere feelings and may want a relationship with him. Pete initially leaves after overhearing her confession, but he returns after ending his relationship with Donna.
The kiss makes Pete and Alberta’s romance an explicit storyline going forward. It does not establish exactly what their long-term future will be, but it moves them decisively beyond the previous cycle of unspoken or one-sided affection.
Is the finale resolved?
No. The Elias contract is intentionally unresolved, and the season ends on a cliffhanger. The good news for viewers is that CBS had already renewed Ghosts for both Seasons 5 and 6 on February 20, 2025. The renewal takes the series through the 2026–27 broadcast season, according to the CBS renewal announcement.
Where to watch Ghosts Season 4
United States
In the United States, all Season 4 episodes are available on demand through Paramount+. CBS’s individual episode pages identify the videos as requiring a Paramount+ subscription.
Streaming plans, prices, and availability can change, so check Paramount+ directly before subscribing. This guide does not list a current price because that information is volatile.
Outside the United States
International availability varies by country. Paramount+ does not necessarily offer the same seasons or episode catalog in every territory, so viewers outside the U.S. should check their local Paramount+ listing and regional broadcaster or streaming-service guides. The U.S. CBS broadcast dates above should not be treated as universal release dates.
Recommended watch order
You can technically begin with Season 4, but the opening episodes assume knowledge of Isaac, Patience, Nigel, and the Season 3 finale. A better order is:
- Watch the Season 3 finale first, especially if you want the setup for Isaac and Patience.
- Watch Season 4 Episodes 1–3 for the Patience and Halloween story.
- Watch the Christmas two-parter, Episodes 8 and 9, before judging whether Jay can see the ghosts.
- Watch Episodes 14–16 for Elias’s return and Hetty’s newly revealed power.
- Watch Episodes 17–22 for Sasappis and Shiki, the ghost-trap storyline, Kyle, and the finale cliffhanger.
For the full emotional context of Pete and Alberta’s kiss, it is best to watch the earlier seasons rather than jumping directly to Episode 22.
What happens next?
Season 4 leaves several questions open:
- Can Jay escape or invalidate Elias’s contract?
- What did Patience mean by
the others
in the dirt? - Will Patience return to Woodstone?
- Will Pete and Alberta’s relationship last?
- Can Sasappis and Shiki maintain a relationship across the ghost boundary?
- Will Jay ever gain a permanent ghost-related ability?
Season 5 and Season 6 were confirmed by CBS, but Season 4 itself does not answer those questions. The renewal confirms that the cliffhanger is intended to continue, not that any particular outcome has already been announced.
