Forest Lodge is the reported eight-bedroom Georgian house in Windsor Great Park that Prince William and Catherine, Princess of Wales, are expected to use as their family’s long-term base. “Forever home” is media shorthand for that role—not an official designation or published Royal Family valuation.
What is Forest Lodge?
Forest Lodge is a Georgian residence within Windsor Great Park, near the wider royal-residence setting of Windsor Castle. Reports describe it as an eight-bedroom property with substantially more room than Adelaide Cottage, where the Wales family moved in 2022.
The Royal Family’s official Windsor Castle information confirms the estate context, but it does not publish a Forest Lodge price, appraisal or formal statement calling it the family’s “forever home.”
Why is it called their “forever home”?
The phrase comes from media coverage of the family’s reported long-term plans. ITV reported in August 2025 that William and Catherine intended to move from Adelaide Cottage to Forest Lodge for a more suitable family setting, greater privacy and a fresh start. The wording also reflects the expectation that the house could remain a base after William becomes king.

That description should be treated as journalistic shorthand. Neither William nor Catherine has been cited in an authoritative, directly dated statement declaring Forest Lodge their permanent home.
How much is Forest Lodge worth?
The often-repeated price is an estimate, not a confirmed transaction or official valuation.
Rank #2
| Report | Figure | What the figure represents |
|---|---|---|
| Page Six, as relayed by Hindustan Times (2025) | Approximately $21 million | A secondary-media estimate of the property’s value; not a reported sale price, Crown Estate valuation or Royal Family appraisal. |
| ITV News (2025 report about work completed in 2001) | Approximately £1.5 million | Reported cost of a major Forest Lodge restoration in 2001. |
| Architectural Digest (2025) | Approximately $2 million renovation; $7.45 million valuation | Its account of the 2001 work and the property’s value at that time, using different currency and valuation context from the later estimate. |
Because these figures describe different years, currencies and measures, they are not interchangeable. No official current market valuation was identified.
When did William and Catherine move from Adelaide Cottage?
- 2001: Forest Lodge underwent the restoration described in later reports.
- 2022: William and Catherine moved from Kensington Palace to Adelaide Cottage on the 655-acre Windsor Home Park estate.
- August 2025: ITV reported plans to move the family from Adelaide Cottage to Forest Lodge.
- Late 2025 onward: Search-result coverage described the family as moving into Forest Lodge, but no official Royal Family announcement in the available reporting confirms the exact completion date.
What is inside Forest Lodge?
The consistently reported feature is capacity: Forest Lodge is an eight-bedroom Georgian house, making it materially larger for a family than Adelaide Cottage. Public reports do not establish a complete, authoritative room-by-room floor plan, a verified inventory of furnishings or a definitive account of security alterations.
Rank #3
Its setting in Windsor Great Park is central to the appeal described in coverage. The estate offers a more private environment while keeping the family close to Windsor’s royal institutions and schools. Claims about specific rooms, staff areas or decorative details should be treated cautiously unless released by the Royal Household or supported by a clearly identified property record.
Forest Lodge and Adelaide Cottage compared
| Comparison point | Forest Lodge | Adelaide Cottage |
|---|---|---|
| Role in the family’s reported plans | Reported long-term Windsor base | Home used after the 2022 move; later reports described a planned move away |
| Size and capacity | Reported eight-bedroom Georgian residence | Smaller cottage; public reporting does not establish an equivalent bedroom count here |
| Setting | Windsor Great Park | Windsor Home Park, part of the 655-acre estate |
| Architectural history | Georgian house with a major restoration reported in 2001 | Royal use traced to 1945 in Vogue’s historical account |
| Reported spending | Restoration figures vary by source and currency | Architectural Digest reported a £2.4 million renovation, which the couple repaid |
| Ownership arrangement | Public reporting does not establish a normal open-market purchase by the couple | Described as a grace-and-favour home assigned for royal use rather than bought on the open market |
Why the value, rent and renovation figures can be confused
Royal residences can involve several separate financial concepts:
Rank #4
- Estimated market value: a media calculation of what a property might be worth, such as the later Forest Lodge estimate.
- Renovation spending: money spent on building work. Adelaide Cottage’s reported renovation cost is not its purchase price, and Forest Lodge’s restoration figures refer to work carried out in 2001.
- Rent or an internal occupancy charge: a payment connected with use of a residence, which does not establish market value.
The Associated Press, citing National Audit Office reporting in 2026, reported annual rent of £307,200 (about $413,000) for the Windsor family home. That figure concerns an occupancy arrangement and should not be substituted for a valuation of Forest Lodge.
Quick Recap
What is confirmed—and what remains uncertain?
- Forest Lodge is reported as an eight-bedroom Georgian property in Windsor Great Park.
- ITV reported the intended move in August 2025, citing the need for more space, privacy and a fresh start.
- The widely quoted dollar amount comes from secondary coverage and is not an official sale price or appraisal.
- Reports agree that major work took place in 2001, but published costs differ because the sources use different currencies and methodologies.
- The exact date the family completed any move, and a full description of the house’s interior, have not been confirmed in an official Royal Family announcement.
