Sean Hannity’s Manalapan, Florida, estate was listed for $44.9 million on December 23, 2025, according to Realtor.com. He had reportedly bought it for $23.5 million in late November 2024. The latest located account, published February 9, 2026, still gave the asking price as $44.9 million; its status and price on October 8, 2026, are not established.
What is known about the listing and purchase?
The headline figure is an asking price, not a confirmed sale price. Realtor.com reported that the listing went live December 23, 2025, at $44.9 million, after Hannity reportedly purchased the estate for $23.5 million in late November 2024. The Miami Herald also reported the purchase price; Realtor.com later identified November 26 as the closing date.
The difference between those two figures is $21.4 million, but it is not evidence of a profit. No completed sale at the asking price is established, and the figures do not account for transaction costs, carrying costs, renovations, or any eventual negotiation.
What is the mansion’s status?
Fancy Pants Homes described the property as listed for $44.9 million in a feature updated February 9, 2026. That is the latest located report, not confirmation of the listing’s status as of October 8, 2026. The available reporting does not establish whether it remains for sale, changed price, went under contract, or sold.

The bedroom and bathroom descriptions may count the guest cottage differently. The available accounts do not define every measurement consistently, so the figures should be read with their source and wording rather than combined into one definitive total.
Fancy Pants Homes reports 150 feet of Atlantic frontage and 150 feet along the Intracoastal. These are secondary-source measurements, not a verified survey. The same outlet characterizes the full-width, two-waterfront configuration as rare; that is its description, not an independently established count of comparable properties.

Why might Hannity be leaving Florida?
Realtor.com reported that the property had been offered for rent in June 2025, before the sale listing appeared in December. The rental figures differ across reports: Realtor.com gave $130,000 per month, while the Miami Herald later reported $139,000 per month. Neither figure should be treated here as independently verified.
Realtor.com also quoted Hannity discussing his move from New York to Florida on his iHeartRadio show, citing warmer weather, law and order, education, freedom, quality of life, and the absence of state income tax. The available account does not establish the exact broadcast date or provide a verified transcript. It does not explain why he later chose to list this particular home.

- June 2025: The property was reportedly offered for rent, with monthly figures that vary by outlet.

What the reported price says—and does not say
The property’s combination of ocean and Intracoastal frontage, acreage, a main house, and guest cottage helps explain why coverage presents it as a high-end estate rather than an ordinary residential listing. Realtor.com quoted local agent Antonio Liguori describing Manalapan as an exceptionally exclusive and private community. Agent Nick Malinosky told the outlet, “The people who buy in Manalapan can buy anywhere in the world.” These are agents’ characterizations, not market-wide statistics.
No matched comparable sales or listings are established in the available accounts, so the $44.9 million asking price cannot be evaluated here against a like-for-like market benchmark. It remains the reported asking price in the latest located coverage, not proof of what a buyer ultimately paid.
