That is a history of reported purchases and sales—not a verified inventory of everything she owns today.
What is known about Julia Roberts’ homes?
Architectural Digest’s February 7, 2025 overview describes properties associated with Roberts in Malibu, Taos, New York City, San Francisco, Maui, and Kauai. The public reporting available here does not establish a complete current title record, so locations and ownership status should be read as reported at the dates below—not as confirmation that she still owns each property.
The clearest way to understand the portfolio is by its different settings and transaction histories: a coastal California home, a rural New Mexico ranch, urban residences, and reported island properties. Historical purchase and sale prices are transaction figures, not present-day appraisals or measures of Roberts’ net worth.
Which properties have been reported, and what happened to them?
Taos-area ranch: a reported second home
Architectural Digest reports that Roberts acquired a 32-acre ranch near Arroyo Seco, New Mexico, in the 1990s and kept it as a second home. The magazine identifies former U.S. defense secretary Donald Rumsfeld as the seller, though the reporting cited here does not independently establish the chain of title.

Recalling a 2002 interview with Oprah Winfrey, Roberts described the setting this way, as quoted by Architectural Digest: “It’s peaceful, and it’s a relief,” she told Winfrey. “I always say you can’t be in a bad mood here. Everything is kind of clear.”
Architectural Digest also relays a Forbes estimate of about $2.5 million for the ranch in 2008. That is an old reported estimate, not a current valuation.

Malibu: a home identified as the family’s primary residence
Architectural Digest reports that Roberts and her husband, cinematographer Daniel Moder, bought a Malibu property in 2003 for $9.5 million. In its February 2025 overview, the magazine calls it the family’s primary home. It describes multiple structures, a courtyard, outdoor areas, solar panels, and a nearby secluded beach; those are published descriptions, not details independently inspected here. A separate Point Dume cottage was reportedly purchased in 2017 for $3.9 million. Architectural Digest says it appeared in a rental listing in 2018 for $10,500 per month. That dated listing does not establish that the home remains owned or available for rent.

Neighboring Malibu property: reported 2020 sale
In March 2020, the Los Angeles Times reported that a trust tied to Roberts sold a roughly one-acre neighboring property off market for $8 million. The paper described a three-bedroom ranch house, gardens, a riding ring, a motor court, and a grassy field. It also reported that the property had been bought for $6.84 million in 2015 and had previously been in foreclosure proceedings.
San Francisco: purchase followed by sale
A trust tied to Roberts reportedly paid $8.3 million in 2020 for a century-old Victorian Revival-style house in San Francisco’s Presidio Heights neighborhood. The Los Angeles Times described it as a five-level, five-bedroom home with 4.5 bathrooms and about 6,200 square feet.

Architectural Digest reports that the couple listed the house for $11.75 million in 2023 and sold it for $11.3 million. The San Francisco Chronicle’s October 2023 coverage independently reported the listing and described the property as Edwardian. The sale price alone does not establish a profit: costs, financing, taxes, and the trust’s basis are not accounted for.
New York and Hawaii: reported transactions
Architectural Digest reports that Roberts bought a Greenwich Village penthouse in 2010 for $3.845 million and sold it in 2016 for $16.2 million. The magazine also reports that a two-acre estate on Kauai’s North Shore sold for $16.2 million in 2016. These are historical transactions reported by the magazine; the cited coverage does not provide primary deed records for them.

The 2025 overview also names Maui and other locations among properties associated with Roberts, but the reporting cited here does not establish sufficiently detailed, independently corroborated purchase or sale histories for every location.
