Public reporting links celebrities and other wealthy homeowners to places such as Beverly Hills, Malibu, Montecito, Palm Beach, Aspen and Greenwich, as well as gated enclaves including Emerald Bay and Malibu Colony. But a reported purchase, past residence or home sale does not prove that someone lives there now—or uses the property as a primary residence. These places are best understood as communities associated with celebrity property and luxury markets, not a verified roster of current celebrity residents.
What “actually live” can—and cannot—tell you
Celebrity-home coverage often records a property transaction or a historical association. Those are not the same as confirmation of current, full-time residence. A person may own a second home, have sold a property, or have lived somewhere in the past. A transaction map can document reported deals, but it cannot verify who currently occupies a home. Compass’s market reporting provides real-estate context, not a census of celebrity residents.
That distinction matters especially for resort and coastal destinations, where second homes are common. Unless a reliable, dated source confirms current primary residence, the careful description is that a place is associated with celebrity property—not that a named celebrity lives there today.
Why these places are called exclusive
“Towns” is an imprecise label for this group. The examples include cities, resort markets and private or gated enclaves. Realtor.com identifies Beverly Hills, Malibu and Montecito among areas associated with famous and wealthy residents, a broad reputation rather than a count of current occupants. Its overview of celebrity residential areas should be read in that context.

Real-estate exclusivity also has more than one meaning: a high-end housing market, a destination for second-home buyers, or a gated community with controlled access. The available evidence does not support a single, comparable ranking of these places by celebrity population or exclusivity.
Places associated with celebrity property and luxury markets
Beverly Hills, California
Beverly Hills is widely associated in real-estate coverage with wealthy and famous residents. That establishes its reputation, not which celebrities currently maintain primary homes there. Treat named-owner stories as date-specific property reporting rather than a live resident list. Realtor.com’s overview describes the broader association.

Malibu, California
Malibu combines a high-profile coastal housing market with smaller enclaves that are reported separately from the city. Malibu Colony is a gated community in Malibu; coverage has described high-profile residents there over the years, which is historical language, not confirmation of current occupancy. Realtor.com’s Malibu Colony listing report provides that enclave-specific context. Paradise Cove is another distinct Malibu community, so a report about one enclave should not be generalized to the whole city.
Montecito, California
Montecito is associated with affluent and celebrity homeowners in real-estate coverage, and the Santa Barbara/Montecito area also appears in Compass’s discussion of high-end destination markets. Neither kind of evidence identifies who currently lives there full time. Realtor.com’s overview addresses the general association; Compass’s 2025 report announcement offers market context.

Greenwich, Connecticut
Greenwich is a desirable ultra-luxury market, but market activity does not establish a celebrity headcount. Compass reported that Greenwich’s ultra-luxury unit sales more than doubled year over year in 2025. That is a dated market signal, not evidence that celebrity residents increased by the same measure. Compass’s 2025 report announcement is the source for the sales observation.
Aspen, Colorado
Aspen is a luxury destination associated with high-end property and second-home ownership. Compass included Aspen among destination markets continuing to build momentum in its 2025 report announcement. The observation supports Aspen’s status as a luxury market, but does not show that owners are full-time residents or identify current celebrity occupants. Compass’s announcement provides the dated market context.

Emerald Bay, near Laguna Beach, California
Emerald Bay is a gated coastal enclave near Laguna Beach, rather than a separate town. Realtor.com describes it as a community used by wealthy and high-profile owners, while also providing second-home context. That distinction is a reminder that ownership does not establish primary residence. Realtor.com’s Emerald Bay coverage discusses the enclave.
Palm Beach, Florida
Palm Beach is a luxury-market example, but the available reporting does not establish a robust, current roster of celebrity residents. Its inclusion is therefore about wealth and high-end property, not verified celebrity occupancy. A named current-resident claim needs current, reliable evidence specific to the person and property.

What the luxury-market numbers show
Compass reported $31.4 billion in U.S. home sales at $10 million or more in 2025. That figure describes national transaction volume for that year; it is not a measure of celebrity ownership, nor a town-by-town comparison. Compass also reported that Greenwich’s ultra-luxury unit sales more than doubled year over year and noted continued momentum in Aspen and Santa Barbara/Montecito. How to evaluate a celebrity-home claim
- Current residence: Look for a reliable, dated confirmation that the person currently lives there, and note whether it means a primary home or a second home.
- Transaction: A purchase, listing or sale documents a property event, not current occupancy.
- Historical association: Phrases such as “over the years” describe a past or broad connection, not necessarily a current resident.
- Market reputation: Luxury prices or strong sales activity describe a housing market; they cannot verify celebrity residents.
- Geography: Check whether a report refers to a municipality, a destination market or a particular gated enclave. A claim about an enclave should not be applied to the surrounding town.
These distinctions also make comparisons more meaningful: compare like with like, use the same time period and market definition, and separate evidence of residence from evidence of ownership.
