Six Flags America Permanently Closed After the 2025 Season: What Happens Next

Six Flags is no longer planning a return to operations at the site; the roughly 500-acre property has entered a redevelopment process.

The new direction is being led by a joint venture involving 35V and TPA Group, but the future destination remains unbuilt and undefined in several important respects. When did Six Flags America close?

The main amusement park’s final public operating day was November 2, 2025. Hurricane Harbor’s 2025 season ended earlier, as is typical for the separately gated water park, although the official closure announcement covered both facilities.

That distinction matters because references to Six Flags America’s “last day” can mean two different things. Why did Six Flags close the park?

The company did not attribute the decision in the reviewed public materials to one ride accident, a regulatory action, or a single attendance figure.

The most defensible explanation is therefore narrower than many online summaries may suggest: Six Flags reviewed its portfolio, concluded that the Maryland property no longer fit the company’s strategy, and saw redevelopment value in the land. Claims that the park closed specifically because of an attendance collapse, neglected maintenance, or the economics of a particular ride require separate evidence and should not be treated as established facts.

The corporate context: a larger Six Flags portfolio

The decision came after the July 2024 merger between Cedar Fair and the former Six Flags. The transaction created the current Six Flags Entertainment Corporation, which operates a broad portfolio that includes amusement parks, separately gated water parks, and resort properties.

That structure helps explain why the Maryland closure was described as a portfolio review rather than as an isolated local event. A combined operator can compare individual properties for their strategic fit, capital needs, land value, and long-term contribution to the wider company. The closure does not, by itself, establish that every Six Flags park faces the same outcome.

What Six Flags disclosed in its financial filing

Six Flags’ second-quarter 2025 Form 10-Q provided additional detail about the transition. It described the property as approximately 500 acres, confirmed that the land would be marketed for redevelopment, and said the remaining property and equipment would be depreciated through the end of the operating season.

The filing estimated an approximately $19 million increase in 2025 depreciation expense associated with shortening the useful lives of the park’s remaining property and equipment. That accounting treatment reflects the decision to end the operating use of those assets sooner than previously expected; it is not, on its own, a measure of the park’s attendance, profitability, or sale price.

Six Flags’ public disclosures also do not establish a final purchase price, a detailed demolition plan, or the fate of individual rides. Those details remain separate questions from the company’s decision to stop operating the park.

A regional institution comes to an end

For Prince George’s County and the wider Washington, D.C.–Maryland region, the closure represented more than the loss of a seasonal attraction. Six Flags America had been part of the area’s recreation landscape for decades, giving families, school groups, employees, and coaster enthusiasts a familiar destination close to home.

In May 2025, the county described the park as a long-standing part of its identity. County officials said the property supported approximately 70 full-time associates as well as additional seasonal and other employment. The closure therefore affected both visitors losing a familiar place to spend the summer and workers whose jobs were tied to the park’s operating calendar.

The emotional side of the final season was captured in the amusement-park enthusiast community. The American Coaster Enthusiasts’ Ride With Us podcast documented memories of the park, favorite rides, personal experiences, and the community that formed around Six Flags America during its final weeks. That material is useful for understanding the park’s human significance, although enthusiast coverage should be distinguished from official evidence about ownership, finances, or redevelopment.

Why the land is now the central story

Six Flags’ announcement made clear that the property would be marketed for redevelopment. In August 2025, Prince George’s County described the site as more than 500 acres along Central Avenue/State Route 214 and argued that it had been underused as an economic asset because a seasonal amusement park occupied only part of the land.

The county’s stated goals include year-round employment, sustainable growth, and a broader economic role for the property. These are redevelopment objectives, not completed results. The closure does not mean that a replacement destination, new jobs, or a final set of businesses already exists.

Who owns the former Six Flags America property?

On April 8, 2026, Prince George’s County announced that Kevin Durant’s 35V and Atlanta-based TPA Group were the new ownership team for the former Six Flags property. A June 2026 county announcement described the arrangement more specifically as a joint venture between 35V, co-founded by Kevin Durant and Rich Kleiman, and TPA Group.

The wording is important: the official material identifies 35V and TPA Group as the ownership and development team. It does not say that Kevin Durant personally purchased the property.

The county described the joint venture as the selected buyer and future steward of a 515-acre site. That later figure is slightly different from Six Flags’ earlier description of approximately 500 acres. The sources reviewed do not explain whether the difference reflects transaction boundaries, additional acreage, or simply greater precision in later site descriptions. The two figures should not be presented as proof of a separate expansion or contraction of the property.

What could replace the amusement park?

The publicly described vision is broader than another Six Flags park. County materials say the proposed year-round destination could include combinations of:

  • Dining
  • Business uses
  • Entertainment
  • Sports
  • Technology-related components

Following a June 25, 2026 community vision panel, the Prince George’s County Economic Development Corporation reported that the development partners envisioned a destination intended to rival—and ultimately surpass—the economic impact of National Harbor.

That comparison describes an ambition, not a completed development. It does not confirm that National Harbor-scale investment, visitors, tenants, or employment has been secured. A vision panel and public statements are early-stage signals; they are not the same as an approved master plan, signed tenant roster, construction financing, or an opening date.

What is confirmed—and what is still unknown?

The same caution applies to the park’s buildings, water-park structures, signage, and other attractions. A future redevelopment plan may answer those questions, but the public announcements currently establish only the property’s change in direction—not the fate of each asset.

The former park’s status as of August 12, 2026

As of August 12, 2026, the former Six Flags America site is in transition. The amusement park and water park are closed, the property has moved from Six Flags’ operating portfolio into a redevelopment process, and a 35V–TPA Group joint venture has been identified as the buyer and future development team.

Community engagement has begun, and the partners have described a possible year-round destination with economic, entertainment, sports, business, retail, dining, and technology elements. But the available official announcements do not establish that construction has started or that a final plan has been approved.

For former visitors, that leaves an unusual period between memory and implementation. The park that served the region for decades is gone, but the property’s next identity has not yet been finalized. The most accurate description is therefore “the former Six Flags America site,” not a new theme park and not yet a completed mixed-use destination.

What to watch next

The most meaningful future updates will be concrete rather than promotional: a published master plan, zoning or other approvals, environmental reviews, financing, construction activity, confirmed tenants, and a decision about the park’s remaining rides and structures.

Until those records appear, the story has two settled chapters and one unfinished one. Six Flags America’s operating chapter ended after November 2, 2025. Six Flags’ portfolio chapter ended when the land was marketed for redevelopment. The next chapter—what 35V and TPA Group ultimately build on the property—remains to be determined.
