In January 2026, The Real Deal reported that the property had sold and was expected to trade for $9.2 million, but that figure is not confirmed as the final recorded sale price.
What was Patricia Richardson’s home listed for?
The Brentwood estate was listed for nearly $10 million in late October 2025. Brentwood News reported the asking price on November 2, citing listing agents David Yadegaran and Shaun Alan Lee of Carolwood Estates. Elite Agent had described the price as just under US$10 million in its October 30 report.
That was the original asking price—not a current listing price. The home was later reported sold.
What did the home reportedly sell for?
On January 16, 2026, The Real Deal reported that the property sold and said it was expected to trade for $9.2 million, citing listing agent David Yadegaran. The accessible report does not establish that $9.2 million was the final recorded closing price, so it is best understood as a reported expected trade price.

Where was the property, and what was it like?
Elite Agent identified the property as 196 Granville Avenue in Brentwood, Los Angeles. It described a roughly 6,700-square-foot, seven-bedroom home on about an acre. Brentwood News gave a slightly different estimate: about 6,600 square feet, seven bedrooms and nine bathrooms. Elite Agent reported eight bathrooms. These are outlet-specific listing descriptions, not a single reconciled measurement.
Brentwood News described the home as a Cape Cod-inspired estate set behind hedges and gates, with a pool, spa, guesthouse and a suite above a three-car garage. The outlet reported that Richardson purchased the property in 1996. Its story also reproduced marketing language calling the estate “a rare Brentwood estate with an unmistakable sense of history and presence”; that is promotional copy, not a direct statement from Richardson or an independent assessment.
