Plan and rehearse the route, get permission to film, check the project’s applicable RERA requirements, and verify the stream and replay settings before you go live.
Check YouTube access and mobile eligibility
YouTube says a channel can livestream when it is verified and has had no live-streaming restriction in the previous 90 days. Streamers must be at least 16. Mobile livestreaming has additional requirements, including at least 50 subscribers, channel verification, enabled live streaming, no recent restriction, and a supported operating system. First-time mobile activation may take up to 24 hours, so do not leave setup until the event day. Check the channel’s current status and settings in YouTube Studio because platform rules can change.
For channels with between 50 and 1,000 subscribers, YouTube may limit the audience for mobile streams and may set mobile archives to private by default. Check the audience setting before starting and the replay’s visibility afterward; do not assume a public stream will produce a public archive. Confirm permissions and project information before filming
Get the project team’s permission to film in the sample flat and any shared spaces. Agree on an appropriate filming time, the route, and which areas may be shown. Avoid capturing visitors, residents, private documents, access codes, or unit numbers without authorization. These are practical precautions; the exact permissions and privacy obligations depend on the project and circumstances.

If the tour promotes a project, check its state or Union Territory, registration status, Authority website, registration number, and applicable local directions with the responsible promoter or compliance lead before publication. The central Real Estate (Regulation and Development) Act, 2016 requires applicable projects to be registered before advertising or marketing. Section 11(2) calls for the Authority website and registration number to be stated prominently in promoter advertisements or prospectuses. The Ministry of Housing and Urban Affairs’ RERA FAQ also says promoters are responsible for the accuracy of information in advertisements and prospectuses.
Local instructions can add detail and are not uniform across India. For example, Rajasthan RERA’s 2024 regulations include directions for social-media promotion; those rules should not be treated as nationwide requirements. Use approved, current project material for dimensions, specifications, price, availability, possession timing, and other claims. A sample flat’s appearance does not establish that every unit or delivered specification is identical. Do not invent or imply a RERA number, registration status, QR code, offer, or guarantee. If you receive payment, free access, or another benefit for the tour, determine the appropriate disclosure for that arrangement before going live; requirements depend on the circumstances and applicable rules.
Choose the stream format and prepare your route
Mobile is a practical starting point for a walking tour
YouTube describes mobile as useful for vlogging and quick updates, webcam streaming as a quick computer option, and encoder streaming as suited to setups with overlays and additional hardware. For moving room to room, mobile avoids a fixed camera position, provided the channel qualifies and the phone has dependable coverage. An encoder setup may suit a planned production that needs extra equipment or overlays, but it adds setup and monitoring work. Choose based on movement, sound monitoring, upload reliability, production control, and how the audience will watch.

Map the walk before the broadcast
Write a short route in a consistent order so the tour is easy to follow. A useful sequence is entrance, living and dining area, kitchen, bedrooms, bathrooms, balcony or view, then shared amenities only if filming is authorized. Decide where to pause, where to turn the phone, and what approved facts you will explain in each space. A planned route helps avoid rushed camera movement and prevents the stream from becoming an improvised sales pitch.
Decide whether viewers should see a vertical or horizontal stream. YouTube describes vertical livestream discovery in the Shorts feed and says Live Control Room can generate horizontal and vertical versions together, with differences in available features. Check the current controls and preview before starting; feature behavior may change. YouTube says subscribers receive one go-live notification with a shared URL for dual-format streaming. Set up the phone, picture, sound, and connection
Stabilize the picture and check framing
Clean the lens, frame a short test in each room, and move slowly through doorways and turns. A tripod can help with stationary explanations; a selfie stick or other compatible accessory may help when walking. A gimbal is an optional way to steady a moving phone, but no particular model or phone compatibility is established here. Check compatibility before buying equipment. Make speech easy to hear
Test speech in the noisiest room and near any traffic, fans, or air-conditioning. Keep the phone microphone unobstructed, and listen back to a short test. A compatible external microphone may improve sound; for a moving presenter, a wireless microphone is one possible setup, not a requirement or a tested recommendation. Check compatibility and monitor for clothing rub, wind noise, and dropouts during rehearsal.

Check upload capacity and data
YouTube advises that the stream’s total bitrate must fit the available upload bandwidth and recommends leaving 20% headroom. Check the actual connection where you will walk, not only at the building entrance, and consider congestion at the event time. Its mobile-streaming guidance gives about 10 MB per minute as a general data-use estimate; treat it as approximate and check your plan against the expected session length. A weak signal or a connection that fluctuates between rooms can interrupt the broadcast even when the phone appears to have service. See YouTube streaming tips and its filming tips.

YouTube notes that a livestream has no second take. Run an unlisted rehearsal with the phone and route you plan to use. Walk the complete path, check framing and audio in every room, confirm the connection, and verify the stream’s title, audience, orientation, and archive settings. YouTube recommends testing before the event; an unlisted rehearsal lets you check the workflow without presenting the tour as a public event.
- Before the event: Confirm channel eligibility, filming permission, approved project information, the route, the chosen format, and a permitted time with the project team.
- Rehearse: Start an unlisted test, walk the full route, check picture and sound, and verify the expected upload connection along the way.
- Open: Identify the project and sample flat, say that the broadcast is a walkthrough, make any appropriate disclosure about a commercial relationship, and direct viewers to the official project information advised by the promoter and relevant authority.
- Walk through: Follow the planned room order. Pause at transitions, explain only verified details, and distinguish display features from confirmed inclusions.
- Close: Tell viewers where they can verify project information and how to request an in-person visit. Do not promise availability, price, possession, or returns unless current authorized information supports the claim.
- Afterward: Check the archive’s visibility. YouTube allows a mobile archive’s privacy to be changed or the archive to be deleted; review chat and questions before making clips from the stream.
Use only content you have permission to show
YouTube’s livestream terms require compliance with its Community Guidelines, the necessary rights to the content, and applicable laws and regulations. Do not play background music or show other copyrighted material unless you have the necessary rights. Confirm that the property owner or authorized project team has approved filming, and follow the site’s visitor and resident privacy rules. See YouTube’s livestream terms and conditions.
Troubleshoot common problems
- Mobile livestreaming is unavailable: Check channel verification, whether live streaming is enabled, the recent-restriction status, subscriber eligibility, and supported operating-system requirements. If this is the first mobile stream, activation may take up to 24 hours.
- The picture freezes or the stream drops while walking: Recheck upload coverage in the affected room and whether the connection has enough capacity for the stream bitrate with YouTube’s recommended 20% headroom. Consider changing the route or filming time if coverage or congestion is poor.
- Viewers cannot hear the presenter clearly: Rehearse in the noisy room, check that the microphone is not blocked, and listen for echo, wind, or clothing noise. Test any external microphone and its phone compatibility before the event.
- The stream or replay is not public: Verify the audience setting before going live and inspect the archive after the broadcast. YouTube may limit mobile audience size for channels below 1,000 subscribers and may default their mobile archives to private.
- Some viewers see a different layout or feature set: Confirm whether the stream is vertical, horizontal, or using Live Control Room’s dual-format option. YouTube says feature availability differs by format, so review the current settings and preview before the event.
