How to Build a YouTube Live Real Estate Open House Replay Channel with OBS

A practical workflow for scheduling real estate open houses on YouTube Live with OBS, protecting privacy, testing the stream, and organizing replays.

To build a YouTube Live open-house replay channel, enable live streaming on your YouTube channel, schedule each tour in YouTube Studio, connect OBS with the stream key, and save and organize the finished recordings as replays. Use a few simple scenes, test the audio and upload connection before the event, and get permission and notify people before recording inside a property.

How do I live stream an open house on YouTube?

YouTube Live is the broadcast; OBS is the encoder that sends your camera and microphone to it. The replay is the archived video viewers can watch after you end the event. Set up the channel and test the workflow before the first listing so you are not troubleshooting access or audio while guests are present.

  1. Enable live streaming. Verify your YouTube channel and confirm it has no live-streaming restrictions in the past 90 days. YouTube says first-time activation can take up to 24 hours, so do this well before scheduling a tour. YouTube’s getting-started guidance also says creators must be at least 16.   2. Get permission and plan the camera view. Coordinate with the listing broker and property owner as appropriate. Tell people entering that video or audio recording is taking place, and frame out private documents, family photographs, valuables, occupants, and security details unless you have permission to show them. NAR’s 2025 professionalism guidance advises obtaining permission and informing people about recording equipment; local law and brokerage policy may add requirements.   3. Schedule the event in YouTube Studio. Open YouTube Studio, choose Create > Go live, and use Live Control Room to schedule the stream. Set a clear, accurate title and description, choose visibility and a thumbnail, and set the time. A practical naming pattern is neighborhood or city + property type + open-house date. Do not promise property details you have not verified.
  4. Connect OBS. In Live Control Room, select the encoder workflow and copy the stream URL and stream key. In OBS, select YouTube as the service and connect the account if available, or use the custom server fields to enter the URL and key. Treat the key like a password: do not show it in screenshots, recordings, or a public document. YouTube’s encoder instructions cover creating the event and connecting an encoder.   5. Build and check the OBS scenes. Create a welcome/title scene, a walkthrough scene, and a closing scene. Add a camera or capture input as a video source, a microphone as an audio source, and optional text or image branding such as the agent’s name or contact information. In the Audio Mixer, speak and confirm the correct microphone’s meter responds. OBS explains scenes, sources, and audio checks in its Quick Start Guide and Sources Guide.
  6. Choose a sustainable stream quality and test. In OBS output/video settings, choose an encoder, resolution, and bitrate that your upload connection can sustain; there is no single best setting for every home or venue connection. Use YouTube’s current encoder settings, bitrates, and resolutions guidance, and run a test with audio and camera movement similar to the actual tour. Make an unlisted test, check it in Live Control Room, and watch it on a phone as well as the production computer. OBS recommends testing before a first stream; YouTube advises checking stream health and viewer playback.

How do I use OBS to stream to YouTube Live?

Keep the broadcast easy to follow

Use the welcome scene to identify the tour and explain how viewers can ask questions. During the walkthrough, move slowly enough for viewers to see each room, pause at transitions, and speak clearly. Close with a brief next step, such as where viewers can find current listing information. Avoid unsupported statements about a property’s condition, dimensions, or legal status.

Monitor both OBS and YouTube

While live, watch OBS’s audio meters and YouTube Live Control Room’s stream-health indicators. Confirm that the watch page loads and that mobile playback works. If you plan to answer questions in real time, latency affects how quickly viewers’ questions reach you; YouTube notes that lower latency can increase buffering, and it matters less when you are not interacting with viewers. Choose the latency setting in light of the connection and whether live interaction is part of the event.

Use a simple equipment setup

Start with equipment you already have if it produces a stable image and intelligible speech. YouTube describes encoder setups ranging from a webcam and microphone or headset to more advanced arrangements with multiple cameras, microphones, and a mixer. OBS can take camera or capture-card video and microphone audio. An external microphone can help speech stand out; a wireless lavalier microphone is one option for a host who needs to walk through rooms while talking. Check that any microphone connects to your camera, phone, adapter, or computer and is selectable in OBS. No particular model is established as necessary.

  • Mobility: A wired microphone may suit a fixed position; a wireless clip-on can be more convenient while walking.
  • Compatibility: Check the connector and device support before buying, then select the input in OBS.
  • More than one speaker: Test levels for every person who will speak and make sure voices remain clear as the camera moves.
  • Network and camera: Choose a quality the upload connection can sustain and test movement and audio under conditions like the real event.

Will my YouTube live stream save as a replay?

YouTube can automatically archive a live stream that is less than 12 hours long. A stream exceeding 12 hours may not be captured, so YouTube recommends keeping a local recording as a backup. After the event, end the stream cleanly in OBS and Live Control Room, then check YouTube Studio’s Live content area for the replay and verify the local file. Review the archived video before sharing it: check for accidental disclosure, long pauses, incorrect listing information, and music or other material you do not have rights to use. Set the replay’s visibility deliberately, and update its description or remove outdated listing details if the property’s status changes.

How do I make an open house video people can watch later?

Understand live DVR versus the replay

DVR lets viewers pause or rewind while the broadcast is still live. It is separate from the archived video: a replay may still be available after the event even if DVR is disabled. YouTube says DVR may be limited or unavailable on streams longer than 12 hours; that is a platform limitation, not a recommended duration for an open house. Make replays navigable as a channel

Keep a consistent title pattern so viewers can identify the area, property type, and event date without mistaking an old listing for a current one. Organize finished tours into playlists by neighborhood, area, or property-tour type. Review titles, descriptions, and visibility after each event, and revise or remove information that is no longer current.

Real estate recording safeguards

Permission and notice are part of production, not an afterthought. NAR’s 2025 professionalism guidance advises getting appropriate permission before photographing, videotaping, or streaming a property and informing people entering about recording equipment. Apply those precautions alongside brokerage policy and applicable local rules; the guidance does not replace legal advice. Limit the camera to areas cleared for filming, and do not include people or personal belongings without permission.

Troubleshooting an OBS open-house stream

  • You cannot start a live stream: Check that the channel is verified, eligible, and has no live-streaming restrictions in the past 90 days. If live streaming has only just been enabled, allow up to 24 hours for first-time activation.
  • YouTube is not receiving OBS video: Confirm that OBS is sending to the scheduled event and that the stream URL and key are correct. If needed, copy the current event’s encoder details again from Live Control Room. Keep the key private.
  • Viewers cannot hear the host: Select the intended microphone in OBS, speak, and confirm its Audio Mixer meter moves. Recheck the test playback on another device before the event.
  • The stream health is poor or playback buffers: Lower the output quality to one the upload connection can sustain, then test again with movement and audio. If viewers are not asking questions in real time, a less aggressive latency setting may be preferable to prioritizing interaction.
  • The replay is missing or incomplete: Check YouTube Studio’s Live content area and inspect the local OBS recording. Streams over 12 hours may not be captured by YouTube, which is why a local archive is important.
  • The replay shows private or outdated information: Review it before promotion, adjust visibility, and correct or remove listing details that have changed. If sensitive material appears, do not promote the video until you have addressed the disclosure appropriately.
