In June 2025, a former restaurant beside Subiaco’s Regal Theatre opened as Hayside Gallery, a temporary arts space created through a partnership between the City of Subiaco and urban-renewal organisation SPACEMRKT. Its first exhibition, Tension, was scheduled to run until 19 July 2025. The available report documents the opening announcement; it does not establish whether the gallery or its programs are active in October 2026.
Where Hayside Gallery opened
PerthNow reported on 19 June 2025 that Hayside Gallery was launching that Thursday at 484 Hay Street, next door to the Regal Theatre. The space had previously been The Corner Italian restaurant. According to the report, local developer Westbridge Funds temporarily made the site available to SPACEMRKT ahead of a major redevelopment next door.
The City of Subiaco and SPACEMRKT presented the project as a way to put a vacant shopfront to community use. Mayor David McMullen said, “The partnership between the city and SPACEMRKT supports the transformation of vacant shopfronts that would otherwise continue to sit empty,” according to PerthNow. SPACEMRKT director Joel Benichou said, “Creative energy can thrive anywhere, especially in the spaces most people overlook.”
The first exhibition: Tension
The gallery’s inaugural exhibition was titled Tension. PerthNow described it as an exploration of form, pressure and contrast across different media, scheduled from the reported 19 June launch through 19 July 2025. Shaye Preston and Kate Dolan, from Side Project, were named as curators.

How the gallery related to the Regal Theatre
The temporary gallery occupied the former restaurant beside the Regal. PerthNow described the Regal as a heritage-listed theatre dating to the 1930s and reported that part of the theatre would be demolished as part of redevelopment work to add accessibility upgrades, toilets and bar facilities. These are details in the 2025 report; they do not confirm the present status of the redevelopment.
