Architectural Digest described Kim Kardashian’s houses as worth “well over $100 million” in October 2025, but the publication did not disclose a current independent appraisal or explain how it calculated that total. The figure is best understood as a reported estimate—not a verified market value. Public reporting identifies major homes and transactions, but it mixes purchase prices, sales, a reported buyout, and listing prices that should not be added together as though they were current valuations.
What does the $100 million-plus estimate mean?
The October 2025 estimate comes from Architectural Digest’s overview of Kardashian’s properties. It does not include a published valuation for each home or a calculation method that would allow readers to reproduce the total. The available reporting also is not a public-record ownership audit.
That distinction matters: a historical purchase price records what a buyer paid at a particular time; a sale price records a completed transaction; an asking price is a seller’s offer, not a completed sale; and an estimate of what a home is worth is not necessarily an appraisal. The reported $70.4 million Malibu purchase and $23 million Hidden Hills buyout, for example, are not current appraisals of those homes.

Which properties are reported as current holdings?
Malibu beach house
Kardashian bought the former Cindy Crawford property in 2022 for a reported $70.4 million. Architectural Digest describes a 7,450-square-foot villa on a 3.18-acre lot, with beach access, a tennis court, pool, spa, and outdoor living areas. The $70.4 million figure is the reported transaction price, not a current estimate of the home’s value. In a July 2023 interview, Kardashian said, “This house just really represents to me a lot of the hard work that I’ve put in, and it’s like enjoying the fruits of my labor.” Architectural Digest’s Malibu-property report published the quote and property details.
Hidden Hills primary estate
Kardashian and Ye reportedly bought the Hidden Hills estate for $20 million in 2014. After their separation, Kardashian reportedly paid $23 million to buy out Ye’s share and retained ownership. The home was extensively renovated with designer Axel Vervoordt, and reporting in 2025 described a new wing and further renovation work still underway. Kardashian said, in a March 2025 episode of The Kardashians, “I’m packing up my entire house. I’m fully remodeling, and it’s not easy to do this with four kids.” Architectural Digest reported the quote and renovation context in its October 2025 portfolio overview.

Neighboring Hidden Hills home
Architectural Digest reported in October 2025 that Kardashian purchased a neighboring home in Hidden Hills for $7 million. This is a reported purchase price, not an appraisal or a confirmed current valuation. The October 22, 2025 report covers that purchase.
How the other properties fit into the timeline
Several properties often mentioned in coverage belong to Kardashian’s past, have uncertain current ownership, or are projects whose completion has not been established. Their reported figures provide context, but do not automatically belong in a current portfolio total.

The major numbers answer different questions. The Malibu figure is what Kardashian reportedly paid in 2022; the Hidden Hills figure is the reported price paid to acquire Ye’s share; and the neighboring-home figure is a reported 2025 purchase price. None is, by itself, a current market valuation. Other figures in the property history include completed sale prices and an asking price, which are not interchangeable.

Without comparable current valuations for the properties being counted—and a clear statement of which properties are included—the reported $100 million-plus total cannot be independently reconstructed from the published figures. It is therefore useful as a description of the scale attributed to Kardashian’s real estate holdings, not as a precise, verified account of their present market value.
