A Peek Inside Andy Cohen’s $18.21 Million West Village Penthouse

Andy Cohen’s West Village penthouse sold for a reported $18.21 million in 2022—just below its approximately $18.3 million asking price. The duplex stands out for its unusually large private outdoor footprint: nearly 3,000 square feet inside and roughly 1,950 to 2,000 square feet across a wraparound terrace and solarium.

Andy Cohen’s West Village penthouse sold for a reported $18.21 million in 2022. It had been marketed at approximately $18.3 million, which explains the rounded “$18 million” figure often used in coverage. The residence, designated penthouse PHA at 299 West 12th Street, is notable for more than its price: it pairs nearly 3,000 square feet of interior space with roughly 1,950 to 2,000 square feet outdoors, including a wraparound terrace and a solarium.

That combination is unusually difficult to find in Manhattan. The duplex sits above a prewar Emery Roth apartment building facing Abingdon Square Park, within the Greenwich Village Historic District. Published architectural and real-estate reports describe a three-bedroom, four-bathroom home with fireplaces, a chef’s kitchen, a glass-and-walnut staircase, and a primary suite designed around light, views, and custom millwork.

A West Village address overlooking Abingdon Square Park

299 West 12th Street occupies a prominent position across from Abingdon Square Park in the West Village. The building is part of the historic residential fabric that helped define this section of Greenwich Village, where protected architecture, neighborhood scale, and proximity to downtown Manhattan coexist with some of the city’s most expensive real estate.

New York City Landmarks Preservation Commission materials identify the apartment house as an Emery Roth design constructed between 1929 and 1931. The building was developed by Bing & Bing, the influential New York real-estate company associated with a number of substantial apartment buildings around Abingdon, Sheridan, and Jackson Square Parks.

That history gives the penthouse a different character from a newly built glass tower. Its value is tied not only to square footage, but also to the building’s architectural pedigree, the protected historic-district setting, the park frontage, and the scarcity of large private terraces in Manhattan. The Bing & Bing context also places Cohen’s home within a broader period of West Village development, when new transportation connections and luxury apartment construction were reshaping the neighborhood.

Nearly 3,000 square feet inside—and almost 2,000 outside

Published descriptions place the duplex at nearly 3,000 square feet indoors. The outdoor footprint is reported variously as approximately 1,950 to 2,000 square feet, so those figures are best understood as rounded published measurements rather than a survey-grade specification.

The layout extends across two floors. The lower level contains an open living-and-dining arrangement, a marble wood-burning fireplace, and an adjoining chef’s kitchen. Several major rooms reportedly open directly onto the wraparound terrace, making the outdoor area part of the home’s circulation rather than a small, separate balcony.

A solarium sits between the interior and terrace. Its black-and-white tile floor gives the home a distinct transitional space—part conservatory, part sitting area, and part visual connection to the outdoors. In a city where even a modest private terrace can be a significant selling point, the combination of a solarium and a broad wraparound outdoor area is the penthouse’s defining feature.

The reported interiors

Architectural Digest and related property coverage described a primary suite with its own fireplace and a window wall. Reported sightlines include distant views toward the Empire State Building and Chrysler Building, although the precise view depends on the room, orientation, and conditions.

The primary suite also includes a walk-in closet with custom millwork and a spa-like bathroom. Published descriptions mention a teak tub and a marble steam shower, along with a separate steam-room feature elsewhere in the residence.

A home office and den were also reported, with the den opening to an ensuite marble bathroom and custom bookshelves. These details suggest a residence designed not simply for entertaining, but for extended day-to-day living: working at home, retreating to private rooms, and moving between interior and exterior spaces without leaving the apartment.

A sculptural staircase between the floors

One of the apartment’s most recognizable design elements is a staircase attributed in coverage to Kahn. The stair combines glass, walnut, and steel, creating a lighter, more contemporary intervention within the prewar shell. It is both a practical link between the duplex’s levels and a visual centerpiece visible from the surrounding living spaces.

Why the terrace matters more than the headline price

The $18.21 million transaction is the easy headline. The more revealing feature is the amount of private exterior space Cohen acquired in a historic West Village location.

Property descriptions have associated the home with outlooks toward the Hudson River, Financial District, Meatpacking District, Hudson Yards, and the Empire State and Chrysler buildings. These should be treated as reported views rather than a guarantee that every room or every section of the terrace sees all of those landmarks.

The documented configuration supports a reasonable conclusion: this was not a conventional Manhattan apartment purchase. The duplex offered the rare combination of a substantial interior, a park-facing address, a historic building, and outdoor space large enough to function as a genuine extension of the home. That scarcity helps explain why the terrace-and-solarium arrangement is more significant than any single finish or amenity.

Not the same as Andy Cohen’s former West Village duplex

There is an important distinction in coverage of Cohen’s real estate. The penthouse at 299 West 12th Street is separate from his earlier, more colorful West Village duplex. Later reporting said that former home sold in 2025. It should not be confused with the $18-million-plus penthouse described here.

Beyond that distinction, current ownership, occupancy, furnishing, and renovation status should not be assumed from the original purchase reports. The documented picture is the 2022 acquisition and the features described in contemporaneous architectural and listing coverage.

The architectural story behind the celebrity address

Cohen’s penthouse is compelling because the celebrity connection sits on top of a much older New York story. Emery Roth’s building, commissioned by Bing & Bing in the late 1920s, represents the era when large prewar apartment houses were being introduced around the West Village’s parks.

The result is a layered property: a landmark-district setting and prewar exterior, paired with a highly private duplex arrangement and modern luxury interiors. The wraparound terrace and solarium give it the kind of visual drama associated with celebrity homes, while the Roth and Bing & Bing provenance anchors it in the city’s architectural history.

That contrast is ultimately what makes the residence stand out. It is not merely an $18 million apartment with expensive finishes. It is a rare outdoor-oriented penthouse above a historically significant West Village building—an address where location, architecture, privacy, and access to the sky all carry as much weight as the floor plan.
