Little Bavaria, Roy Horn’s retreat outside central Las Vegas, was sold after the performers died. In 2022, the city approved a proposal for 334 apartments on 12 acres of the property. A 2025 report says the former estate was demolished, but the sources available do not confirm that the apartments were built or that they now occupy the site.
Little Bavaria was not the Jungle Palace
Siegfried and Roy had more than one Las Vegas home. A 2004 article from the Nevada State Library describes the Jungle Palace as a residence in an older Las Vegas neighborhood and Little Bavaria as Roy’s weekend retreat farther out of town. The two properties have different histories, so reports about the Jungle Palace do not establish what happened to Little Bavaria.
What was planned for the Little Bavaria property?
In August 2022, the Las Vegas City Council approved The Calida Group’s proposal for 334 rental units on 12 acres along Rainbow Boulevard near Rancho Drive. The Las Vegas Review-Journal’s report on the approval described the units as a plan, not completed homes. Earlier coverage said buildings on the proposed development site were slated for demolition (Las Vegas Review-Journal).
During the council debate, Mayor Carolyn Goodman said, “I think it would be a beautiful thing to have it a park.” That was her preference; the council approved the apartment proposal.

Was Little Bavaria turned into apartments?
A report published by t-online on April 23, 2025 says the former estate had been demolished and notes that it was sold to an investor. The reporting establishes demolition, not the completion or current occupancy of the proposed apartment complex. The available sources therefore do not show what now occupies the land.

The Little Bavaria property is distinct from objects preserved elsewhere in Las Vegas. The Neon Museum says the former Mirage bronze sculpture of Siegfried and Roy entered its collection in April 2026 (The Neon Museum). The sculpture’s preservation does not indicate that anything from Little Bavaria was preserved at the site.
