To run prerecorded property tours as a continuous YouTube Live broadcast, send the video to YouTube through an encoder such as OBS: prepare and clear the footage, create a broadcast in YouTube Studio, connect the encoder with a stream key, then loop a video or playlist and monitor the feed. An uploaded video alone does not become a live broadcast. Make clear to viewers that the tours are prerecorded, and keep listing details current.
Before you stream: prepare the property-tour videos
Build the stream around footage you have permission to broadcast. Confirm rights for the tour video, voiceover, music and any identifiable people or private spaces. The permission needed can depend on the footage and circumstances; the platform guidance does not resolve real-estate-specific permissions or local privacy law.
- Remove or update old prices, availability, agent contact details and other time-sensitive claims. For multiple listings, identify each property and direct viewers to a source for current details.
- Export and review a landscape master that fits a standard horizontal YouTube player. Check framing, legibility, audio levels and transitions.
- If the video will repeat, review the cut’s ending and opening together. For a playlist, consider short branded interstitials that disclose the prerecorded format.
- Keep a dated version of each tour and a plan for taking down or replacing footage when a listing changes or permission ends.
These are production and accuracy safeguards, not YouTube-mandated export specifications. Do not present a loop as a live agent-led tour or imply real-time availability unless a person is actually providing that interaction and the information is current.
Check that the channel can go live
YouTube’s live-streaming help page, accessed October 3, 2026, says the channel must be verified, have no live-streaming restrictions in the preceding 90 days, and the streamer must be at least 16. Create the broadcast and connect OBS
- Create the event in YouTube Studio. Open Live Control Room and follow YouTube’s encoder-stream setup flow. Set a title, description, privacy and schedule that describe the content as a prerecorded property-tour stream. Do not imply that the footage is live.
- Get the connection details. Use the stream key or an account connection supported by your encoder. A stream key gives software permission to send video to the broadcast; treat it like a password and never show it in a screen capture or share it publicly.
- Configure OBS. Select YouTube RTMPS as the service when available and enter the stream key, or use OBS’s supported account connection. OBS-specific menus can vary by version; check the current OBS interface and YouTube’s setup flow rather than relying on an old click-by-click guide.
- Add the tour video. Add the local file as a media source, or configure a playlist of tour files and interstitials. Enable repeat or loop for the source or playlist using the controls available in your OBS version. The official YouTube encoder pages do not specify the exact OBS loop control.
- Start with a private or unlisted test. Start the encoder, check YouTube’s preview and stream status, and confirm that the intended broadcast is receiving the feed before making it public.
- Go public and supervise it. Watch stream health and playback. Assign someone to respond to failed playback, rights complaints, chat and changes to listing details; “continuous” does not remove the need to monitor the content.

Choose encoder settings the connection can sustain
YouTube lists RTMP and RTMPS as supported protocols and recommends RTMPS for encrypted delivery. Its current encoder guidance supports H.264, H.265/HEVC or AV1 video, up to 60 fps, and AAC or MP3 audio. These are supported formats and recommendations, not a guarantee that a particular computer or internet connection can encode and upload them reliably.

Use the bitrate and resolution that your upload connection can sustain, and run a speed test rather than selecting the highest setting by default. YouTube says it automatically transcodes live streams into formats for viewers on different devices and network conditions. See its encoder settings guidance for current recommendations.
Test the whole loop, not just the first frame
YouTube recommends testing with audio and movement similar to the planned broadcast. Before relying on the stream, check the complete tour and at least one repeat or playlist transition:

- Loop behavior, playlist order and interstitial timing.
- Live Control Room preview and stream-health messages during the test.
- Whether the title, description and on-screen wording accurately identify prerecorded footage and current listing information.
Local OBS looping or cloud playout?
With a local encoder, your computer, files and upload connection handle playback and delivery. That offers direct control but the setup must remain running, and a person or monitoring plan is still needed. Hosted playout is an alternative operating model for keeping a stream going without leaving a home computer on; capabilities and terms depend on the service. YouTube’s official guidance documents encoder streaming, but does not guarantee a 24/7 session or specify replay-archive behavior for this use case.

YouTube states: “All content in live streams must adhere to our Community Guidelines and Terms of Service.” It may age-restrict or remove a stream, or restrict a creator’s ability to live stream. Read YouTube’s live-streaming help and clear rights for every video and audio track before broadcast. A listing owner, agent, videographer or portal supplying footage does not by itself establish that every element is cleared for continuous public streaming.
For real-estate content, stale details can mislead even when the footage itself is still accurate. Avoid claims of current price, availability or viewing access unless they are verified and maintained. Make the prerecorded nature plain in the broadcast title, description and, where practical, an on-screen notice.

Troubleshooting common failures
