You can livestream a sample-flat walkthrough from a phone using YouTube’s mobile live feature, provided your channel and device meet YouTube’s current requirements. Plan a simple route, test the connection and audio inside the apartment, and distinguish what is visible in the model flat from what the project’s approved documents say is included.
Check that your channel can livestream from a phone
YouTube’s general live-streaming guidance says the channel must be verified and have no live-streaming restrictions in the previous 90 days; creators must be at least 16. Mobile streaming has additional requirements: at least 50 subscribers, verification, no live-stream restrictions in the previous 90 days, live streaming enabled, and a supported Android 8.0+ or iOS 8+ device. First-time activation can take up to 24 hours. Channels with 50 to 1,000 subscribers may face audience limits, and their archives may be private by default. Requirements can change, so check YouTube’s live-streaming eligibility guidance and its mobile-streaming instructions before the scheduled tour.
A phone is convenient for moving through a unit. If you do not meet mobile requirements or need separate camera, microphone or overlay controls, YouTube also supports webcam and encoder workflows. An encoder gives you more production control but makes it especially important to plan for adequate network capacity.
Plan the route and verify what you say about the project
Use a short, logical walkthrough
Before the broadcast, walk the route once and make a brief outline: introduce the project and sample flat, then move through the entry and living area, kitchen, bedrooms, bathrooms, and balcony or view where appropriate. Finish with questions if time allows. This is a practical sequence, not a YouTube-prescribed format. YouTube recommends planning topics and segments; see its live filming tips.

Check with the owner, promoter or site staff about permission and access before setting up. Site rules vary; the available official guidance does not establish one universal filming-consent procedure for every sample flat, sales gallery, occupied apartment or common area. Avoid recording residents, visitors, documents, screens or identifying personal details without appropriate permission and a clear reason.
Separate the display flat from formal project promises
A sample flat shows a particular unit as presented at the time of filming. It does not, by itself, establish that every visible furnishing, finish, appliance or decorative feature is included in the apartment being offered. Before describing an area, specification, price, completion date or amenity as an official project commitment, check the current approved project materials and applicable state RERA record. Do not infer a project registration number or an entitlement from the camera view.

India’s Ministry of Housing and Urban Affairs FAQ describes disclosure requirements under sections 4 and 11 of RERA and promoter responsibility for the veracity of information in advertisements and prospectuses under section 12 (Real Estate Act FAQ). Goa RERA lists project information such as sanctioned plans, layouts and specifications among registered-project materials (Functions and Services). Section 14, reproduced by the Income Tax Department, addresses development in accordance with sanctioned plans and specifications and constraints on certain changes (Section 14). These sources support checking the relevant current state record and project documents; they do not determine how a particular livestream is legally classified.
A useful way to make the distinction clear on camera is: “This is the sample flat as shown today; please check the project’s current approved specifications and RERA disclosures for what applies to the apartment offered.” Adapt the wording to the documents for the specific project, and do not say a feature is included unless you have verified it.

Prepare your phone, picture and sound
Stabilize the camera and choose orientation
- Charge the phone, enable Do Not Disturb and lock the chosen orientation before starting.
- Choose portrait or landscape deliberately for the way you plan to frame the rooms and present the stream. YouTube’s mobile guidance explains filming considerations; portrait streams may also qualify for Shorts highlights only if they meet YouTube’s format, duration and other eligibility rules.
- Use the rear camera when practical; YouTube says it generally produces better visuals. If you need to monitor chat while using it, consider a second device.
- A phone tripod, selfie stick or grip can reduce shake, but is optional. Move carefully and pause at room transitions rather than rushing the camera across the space.
Make the room visible and the presenter audible
- Prefer soft, even light. Avoid putting a bright window directly behind the presenter, and give the phone camera enough light to show detail in darker parts of a room without washing out bright areas.
- Keep speech close to the phone microphone, avoid covering it and minimize handling or movement noise. Consider an external microphone if the environment is loud or speech is unclear; it is not required for every tour.
- Hard, bare surfaces can make a room sound echoey. Furnishings and soft materials may help, but listen to a test recording rather than assuming the built-in microphone will sound clear.

Test the connection at the property
The useful test is the signal where you will actually stand, not a provider’s advertised speed. Check inside every room and on the balcony if it will be part of the tour. Shared networks may limit an individual stream; YouTube recommends leaving about 20% bandwidth headroom over the stream bitrate in its streaming setup guidance. For mobile streaming, YouTube gives about 10 MB per minute as a data-use rule of thumb; it is not a guarantee, and actual use varies with settings and duration. Review YouTube’s streaming tips and test the internet connection before going live.

If using mobile data, check that the plan has enough allowance for the planned stream and that the signal remains strong along the route. If using Wi-Fi, walk the route while checking for weak spots rather than relying on a speed test taken in another room.

- Make an unlisted test stream from the apartment. YouTube recommends an unlisted test to check audio, video and equipment. Walk the intended route and listen for speech clarity, echo, handling noise and interruptions.
- Check the essentials in the test. Confirm the orientation is correct, the picture stays steady, the connection holds as you move, and notifications or calls will not interrupt. Adjust the route or setup if a room has weak signal or poor light.
- Schedule the public stream if you want time to prepare. YouTube allows scheduled streams, which let you prepare and share the link in advance. Its guidance recommends sharing the stream link before it begins; see Promote your live stream.
- Start the tour with a clear introduction. Identify the project and explain that viewers are seeing the sample flat. Follow the route, pause long enough to show each space, and answer questions without guessing about unverified specifications or inclusions.
- Review the archive after ending. YouTube uploads a stream archive by default. Check its visibility setting and review the recording before promoting it as a permanent property listing or sales record. A vertical mobile stream may offer a Short highlight only if it meets YouTube’s stated eligibility rules.
Troubleshoot common problems
- Mobile livestreaming is unavailable: Check channel verification, subscriber count, age and recent restriction eligibility, device operating system, and whether live streaming has been enabled. First activation can take up to 24 hours, so do not wait until the property visit to enable it.
- The stream buffers or drops as you move: Retest the actual rooms and route. Shift to a stronger Wi-Fi or mobile signal, shorten the route, or use a supported connection that remains stable throughout. If using an encoder, account for YouTube’s suggested bandwidth headroom.
- Viewers cannot hear clearly: Keep the presenter near the microphone, check that it is not covered, reduce handling noise and test again. In a noisy space, try an external mic and rehearse from the same position used for the tour.
- The picture is shaky or rooms look dark: Stabilize the phone with a grip or tripod, slow down, pause at transitions and use more even light. Reframe to avoid a bright window overwhelming the room detail.
- Unexpected furnishings appear to be part of the offer: State whether visible items are illustrative or included only after confirming the project’s current approved information. Do not let the walkthrough imply an unverified specification or amenity.
- The saved recording is not public: Review the archive’s visibility setting after the stream, especially if the channel falls within YouTube’s stated 50–1,000-subscriber range, where archives may be private by default.
