For a mostly static property listing, start with OBS streaming to YouTube Live over RTMPS using H.264, CBR, a 2-second keyframe interval, Rec. 709 color, and 30 fps. Use 1080p30 if your source, encoder, and upload connection can sustain YouTube’s recommended 14 Mbps video bitrate; use 720p30 at 8 Mbps if the lower-demand profile proves more reliable. These are YouTube ingest recommendations, not guarantees of uninterrupted service: test the complete setup under realistic conditions before relying on it around the clock.
Recommended OBS settings for a property listing
These starting values suit a mostly static, standard dynamic range (SDR) listing. The bitrate figures below are for H.264 video; do not apply them unchanged to AV1 or H.265.

YouTube’s bitrate values are encoder-to-YouTube video bitrates, not the bandwidth viewers need to watch. YouTube transcodes live streams into multiple output formats. Its current guidance says to choose a quality that can produce a reliable stream on your connection; check the YouTube live encoder settings, bitrates, and resolutions for its full codec-specific guidance.
1080p or 720p?
1080p30 leaves more room for fine room detail and small property text when the source is genuinely HD. It also asks more of the upload connection and encoder. 720p30 is a reasonable alternative when the connection is constrained or testing shows it is steadier. Confirm that signs, labels, and other details remain legible at the lower resolution. Upscaling a soft or low-resolution source will not restore missing detail.

Frame rate, color, and advanced encoder options
A static listing generally has little reason to use 60 fps; 30 fps is a scene-based recommendation, not a YouTube rule. YouTube’s advanced recommendations include progressive scan, 2 B-frames, 1 reference frame, CABAC, and square pixels. OBS may not expose every option for every encoder, so use only settings available to your selected encoder rather than assuming a particular CPU or GPU configuration.
YouTube also lists H.265/HEVC and AV1 ingest. Whether either is appropriate depends on the OBS build, hardware encoder support, and stream-key configuration. The bitrate figures in this article apply only to H.264.

Set up the stream in OBS and YouTube
- Enable live streaming ahead of time. If the channel has never streamed, enable live streaming in YouTube Studio in advance. YouTube says first-time enablement may take up to 24 hours. Follow YouTube’s encoder setup instructions.
- Create or schedule the event. In YouTube Studio’s Live Control Room, create or schedule the stream, then set its title, description, visibility, and other metadata deliberately. Review the stream settings guide for managing live stream settings, including privacy, latency, DVR, and Auto-start/Auto-stop controls.
- Connect OBS using the stream key. In the Live Control Room, copy the stream key and enter it in OBS’s YouTube service settings. A stream key functions like a password: keep it private and reset it if it is exposed. YouTube generally detects the encoder’s resolution and frame rate; a custom stream key allows manual resolution selection.
- Configure OBS output. Select H.264, CBR, the bitrate for your chosen resolution, and a 2-second keyframe interval. Set the video output to 1080p30 or 720p30, and use Rec. 709 SDR color. YouTube recommends RTMPS, an encrypted extension to RTMP.
- Build and inspect the scene. Add the listing video or stills and readable property details. Confirm the media source loops as intended, including the transition between its end and beginning. A scene or plugin setting cannot guarantee that a source recovers from every fault.
- Control audio deliberately. If the listing should be silent, make sure no microphone, desktop audio, or incidental room sound is being sent. If you intentionally include audio, YouTube recommends AAC or MP3 and recommends stereo at 128 kbps and 44.1 kHz. Use only audio you are entitled to stream.
Test before leaving the listing live
- Run a private or unlisted rehearsal. Use representative movement and the intended audio setup rather than testing only a static frame. Preview the result in Live Control Room and check stream-health messages.
- Check playback from the viewer’s side. Confirm the picture and sound on the channel or watch page and on a mobile device. Verify that property text is readable and the loop transition looks acceptable.
- Measure the actual connection under normal use. Test upload capacity while the computer and network are operating as they will during the stream. Leave practical headroom for other network use; there is no universal headroom figure. A wired Ethernet connection can be a useful setup choice, but cannot fix inadequate service or an upstream outage.
- Observe stream health during the rehearsal. YouTube advises monitoring stream health and reviewing messages during an event. Keep the chosen profile only if the actual stream remains stable and viewer-side playback is acceptable.
YouTube recommends testing in conditions that resemble the actual broadcast and checking the stream health and playback. Its encoder guidance and live streaming tips cover those checks.
Plan for 24/7 operation
Correct encoder settings are only one part of continuous operation. The computer, OBS, media source, power, router, internet service, and YouTube event can each fail. YouTube’s encoder guidance and event procedures do not promise end-to-end 24/7 uptime or that one event will continue indefinitely.

- Set a human monitoring schedule and periodically inspect stream health and public playback.
- Record incidents and changes with dates so you can assess whether a bitrate or setup adjustment helped.
- Consider a backup encoder or feed only when the continuity need justifies the added cost and complexity. YouTube describes testing failover where a backup encoder is configured, but that is not a promise that every stream can fail over automatically.
- Choose Auto-start and Auto-stop deliberately. They govern event behavior; they do not make OBS or the computer resilient to failure.
