Spoilers follow for the Season 5 Part 2 finale, “Life Is a Promise,” which aired December 15, 2024. Kayce sells the Yellowstone ranch to Thomas Rainwater and the Broken Rock people, the Duttons keep East Camp, John is buried beside Evelyn and Lee, and the closing images tie the story back to the family’s origins in 1883. The sections below cover each outcome and what the episode suggests about the choices behind them.
The ranch deal: who gets Yellowstone
Kayce proposes the deal and signs it. The agreement transfers the ranch to Thomas Rainwater and the Broken Rock people, and its terms are the part of the ending most worth reading closely.

The $1.25-per-acre price is a plot detail inside the fictional story. The episode ties it to the price associated with land taken from Native Americans, but it is not a real-world land valuation and should not be read as a historical record of any actual transfer.
TV Insider’s recap of the finale (December 15, 2024) and TheWrap’s explainer by Drew Taylor (December 15, 2024) both describe the transfer the same way. The finale frames Kayce’s decision as a shift from trying to keep the ranch running as a Dutton cattle operation to protecting the land itself.

John’s death and burial
John’s death is followed by a family burial rather than any restoration of the old ranch order. He is buried beside Evelyn and Lee, and the transfer of the ranch happens around the same time, so the finale closes the Dutton patriarch’s story and the ranch’s story together.
Jamie’s death and the cover story
Jamie’s death is the episode’s most dramatic reversal, and it is also the event that shapes where the surviving family goes next. As the episode depicts it:

- Rip helps restrain Jamie.
- Beth stabs him, killing him.
- Rip and Lloyd dispose of the body.
- Beth calls the police in a way that supports a cover story pointing to Jamie as the person responsible for John’s murder.
The cover story is the detail viewers most often misread. Beth did kill Jamie, but the finale places the blame for John’s death on him, which means the family’s public account and the private truth diverge at the end.

The finale does not reunite all surviving Duttons at the old ranch. Kayce’s household keeps a home at East Camp, while Beth and Rip start over elsewhere. The result gives each household a future while ending the ranch’s role as the family’s central institution.

The closing images and Elsa’s narration
The last sequence brings Broken Rock people back to the land, and the Yellowstone sign is removed. Elsa Dutton, a character from 1883, narrates the conclusion, linking the contemporary story to the family’s founding history.
The funeral staging also calls back to Lee’s funeral in Season 1. Christina Voros, executive producer and director, told TheWrap (December 17, 2024) that the narration was scripted and that the ending was meant to reconnect the show to 1883 and to Lee.

What the ending means
The clearest reading is that the finale resolves the property conflict by giving the land back to the people the show says it was taken from, while barring development and resale so the land cannot be carved up or sold again. The Duttons keep a foothold at East Camp, and the family’s sense of itself moves from the ranch to a set of separate homes.
This is an interpretation of the episode’s emphasis, drawn from the deal’s stated terms and the closing imagery. It is not a claim about real-world land history, and the episode itself does not offer one.

What the production team said about the ending
Voros told TV Insider (December 17, 2024) that “The ‘what’ of the end of the season was always planned. The ‘how’ may have needed to be adjusted.” She said John’s death was planned regardless of Kevin Costner’s involvement, while the way it happened needed to change after Costner left the series.
On the return of the land, Voros said: “It was always the original choice. That was part of what had been known in Taylor’s mind from the very beginning.” These are Voros’s own accounts of intent, not direct statements from Taylor Sheridan. TheWrap’s interview also reports that Sheridan wrote every episode of that season and directed the finale.
Part 2 editions and what they contain
“Part 2” refers to the last six episodes of Season 5, not the whole season. Paramount Home Entertainment announced a three-disc Yellowstone Season 5 – Part 2 DVD release for May 27, 2025, with the final six episodes and bonus featurettes. A Screen-Connections reprint of the announcement (January 27, 2025) confirms the set. Availability varies by territory, so check your region’s retailers before buying.
