The royal estate in the headline is Bagshot Park, where Prince Edward and Sophie live. It has been described in recent reporting as being leased for a nominal “peppercorn” rent—but the published accounts do not give the current annual amount or the full lease terms. The story is therefore about a reported lease history, not a verified figure showing exactly what the couple pays today.
What is Bagshot Park?
Bagshot Park is a royal residence near Windsor. ABC News described it as a 120-room property, while Us Weekly, citing The Sunday Times, reported that the estate covers 51 acres in Surrey. Those are figures reported by the outlets, not measurements independently established in the accounts reviewed here. ABC News; Us Weekly
What is known about the lease?
The reported history has more than one stage, and the figures should not be treated as a single, fully documented agreement.
| Reported stage | What the account says | Evidence and qualification |
|---|---|---|
| 1998 lease | Prince Edward signed a 50-year lease at an initial annual price of £90,000. | ABC News reported these terms in 2025 and said the lease was later renegotiated. The complete lease is not reproduced in that account. ABC News |
| 2007 extension | A £5 million payment for an extension reported as 150 years. | Us Weekly reported this in November 2025, citing The Sunday Times; the underlying lease documentation is not supplied in the account. Us Weekly |
| Later rent description | The couple reportedly pays a “peppercorn” rent. | Us Weekly uses this description but does not state the current annual amount or the full conditions attached to it. Us Weekly |
How much rent does Prince Edward pay now?
The accounts cited here do not establish an exact current payment. “Peppercorn” is the published description, not a disclosed figure that can be converted into a specific annual rent. Without the complete lease or an exact payment amount from a reliable account, claims that Edward pays a particular sum go beyond what these reports show.

What does “peppercorn rent” mean?
It is a way to describe a nominal rent rather than a substantial market-style payment. In this case, the phrase signals how the rent is characterized in the reporting; it does not reveal the amount paid or, by itself, explain the other financial terms of the lease.
Why has the arrangement drawn scrutiny?
ABC News reported on 3 December 2025 that Parliament’s Public Accounts Committee had announced an inquiry into Crown Estate property leases after seeking information about the Royal Lodge arrangements. That report establishes the announcement, not the inquiry’s subsequent progress or conclusions.

ABC News also described the Crown Estate as an independent business whose profits pass to the UK Treasury, with the Treasury paying the monarch an annual Sovereign Grant. That context does not establish that taxpayers directly subsidize Bagshot Park or show the cost of Edward and Sophie’s residence.
Us Weekly quoted Norman Baker, a former Liberal Democrat minister, criticizing the reported arrangement: “It is obscene not just that Edward and Sophie have been given a 120-room mansion to live in, but even more so that they have to pay a mere peppercorn rent, less than a struggling couple would pay to rent a pokey flat in Romford.” This is Baker’s opinion, as quoted by Us Weekly, rather than a finding about the lease’s legal terms or its public cost.
