But the “$21 million” figure is not a confirmed purchase price: official records describe a lease, while the £16 million figure reported in the media is an estimated open-market value.
Did Kate Middleton and Prince William move to their $21 million “forever home”?
They did move to Forest Lodge, but the price claim needs qualification. Kensington Palace announced in August 2025 that the Wales family would move house later that year. ABC News reported on 3 November that the Palace had confirmed the move was complete. ITV’s August report quoted a Palace spokesperson saying, “The Wales family will move house later this year.”
The available records describe the arrangement as a lease, not a purchase for $21 million. ITV attributed an estimated open-market value of about £16 million to The Sun; that is a media-reported estimate, not a confirmed sale price or independently verified valuation. The reviewed sources do not establish how the dollar figure in the headline was calculated.
What is Forest Lodge?
Forest Lodge is an eight-bedroom, Grade II-listed residence within Windsor Great Park. The family previously lived at Adelaide Cottage, which became their full-time residence in 2022 after Kensington Palace. The Independent reported that the move took place over the children’s half-term in 2025.

- Convert USB-A Ports to USB-C: Designed to connect USB-C earphones, cables, flash drives, card readers, and other USB-C accessories to standard USB-A ports. Plug-and-play with no drivers or software required.
- Aluminum Alloy Housing: Built with a sturdy aluminum alloy shell that aids in heat dissipation and protects against daily wear and scratches. Designed to maintain a stable and secure connection.
- Compact & Travel-Friendly: The ultra-compact design allows the adapter to stay plugged into your device without blocking adjacent ports or adding bulk, reducing wear and tear on your original USB ports.
- 12-Month Warranty: Backed by a 12-month manufacturer warranty for peace of mind. Designed to meet strict quality control standards for reliable everyday performance.
ABC News reported that William and Catherine also retain Kensington Palace and Anmer Hall in Norfolk. The move to Forest Lodge therefore marks a change of residence, not evidence that the family bought a new property.
What do the lease records say?
The Crown Estate’s written evidence to Parliament states that the Waleses hold a 20-year, non-assignable lease commencing 5 July 2025, at open-market rent. The King retains the freehold. The Crown Estate says independent valuers Hamptons and Savills were appointed to value the property and review the lease terms.

A lease gives the family the right to occupy the home under agreed terms; it is distinct from owning the freehold. The Crown Estate evidence supports describing the arrangement as a lease at market rent, but does not establish the family’s rent amount.

A June 2026 National Audit Office summary says The Crown Estate paid around £400,000 for repairs to Forest Lodge, three cottages and the property grounds ahead of the move. That total covers the group of buildings and grounds, not Forest Lodge alone.

ITV’s August 2025 reporting said the couple were understood to pay for the property and renovations themselves, as well as market rent. That earlier account should not be treated as a complete breakdown of all costs: the later NAO summary separately identifies Crown Estate repair spending. The sources do not establish the cost of any personal alterations or provide a comprehensive account of every expense.
