Prince Harry and Meghan Markle bought their Montecito, California, home in June 2020 for approximately $14.65 million. The property is reported to encompass about 18,671 square feet, with nine bedrooms, 16 bathrooms, extensive gardens, a pool, tennis court, guesthouse, and chicken coop—although several details vary between sources and the couple has shown only limited portions of the residence.
A $14.65 million retreat in Montecito
Prince Harry and Meghan Markle bought their Montecito, California, home in June 2020 for approximately $14.65 million, according to property-record analysis and reporting based on the transaction. The estate is commonly described as the “Chateau of Riven Rock,” although that is a journalistic or real-estate designation—not a publicly confirmed official name used by the couple.
The property became the Sussexes’ principal American base after they stepped back from their senior working roles in the British royal family, spent time in Canada, and moved to the Los Angeles area. It is an unusually large and private estate, but much of what is said about it online combines verified transaction information, repeated real-estate descriptions, and speculation. The most accurate picture is therefore one of a vast Mediterranean-influenced compound that the couple has shown only in carefully selected glimpses.
When did Harry and Meghan buy the Montecito house?
Reporting by the Los Angeles Times in August 2020 said that the couple had purchased a Montecito property from people familiar with the transaction. Later reporting and analysis of Santa Barbara County property records identified the transfer as taking place on June 18, 2020.

A reported documentary transfer tax of $16,115 is consistent with a transaction value of roughly $14.65 million under California’s documentary-transfer-tax formula. County records can be searched through Santa Barbara County’s official-records system, but the county’s general records page does not itself identify Harry and Meghan or publish the full transaction narrative in its page text.
Some reports have said the purchase was financed partly with a mortgage of approximately $9.5 million. That figure comes from secondary reporting based on documents. It should not be treated as a verified current loan balance.
How large is the Montecito estate?
The apparent difference between the square-footage figures published online is mainly a matter of what is being counted:
- Approximately 14,500 square feet: an earlier estimate for the main house.
- Approximately 18,671 square feet: a later figure commonly used for the broader residential compound.
- Nine bedrooms and 16 bathrooms: room counts repeated by several celebrity-real-estate reports.
Those numbers should be treated as reported figures rather than a current, publicly released assessor-certified floor plan. The couple has not published a complete official layout, and the public has not independently inspected every room.
The acreage is similarly inconsistent. Some reports describe the property as covering about 5.38 acres, while others cite approximately 7.4 acres. The difference may reflect varying parcel descriptions, different research methods, or whether adjoining land associated with the historic estate is included. It is more accurate to acknowledge both figures than to present one as indisputable.
What does the house look like?
Architectural coverage has used several overlapping descriptions, including Mediterranean, French-Provençal, and a California interpretation of a Tuscan-villa style. Architectural Digest has described it as a Mediterranean mansion, while Elle Decor has emphasized a more relaxed California-ranch feeling in the portions of the interior visible in interviews.
These are editorial descriptions, not a formal architectural classification. Together, they suggest a large Southern California residence that combines European-inspired materials and proportions with a lighter, more informal indoor-outdoor sensibility.

Publicly reported features include extensive gardens, terraces, a swimming pool, a tennis court, a detached guesthouse, a children’s cottage or play area, a tea house, and a chicken coop. The compound’s layout and the precise relationship between those structures have not been fully documented for the public, so descriptions should not be read as a complete architectural survey.
The gardens, pool, tennis court, and chicken coop
The grounds are central to the property’s public image. Rather than revealing a room-by-room tour, Harry and Meghan have allowed selected views of gardens, outdoor areas, and family life to carry much of the visual story.
The most direct evidence for one of the estate’s better-known features came during the couple’s 2021 interview with Oprah Winfrey. Meghan showed the backyard chicken coop, including chickens rescued from the egg industry. Architectural Digest noted an important detail about that broadcast: the couple’s outdoor footage came from their backyard, while the main interview itself was filmed at Oprah Winfrey’s nearby home.
That distinction matters because celebrity-home coverage often treats any location associated with a high-profile interview as though it were the subject’s residence. In this case, the publicly shown chicken coop is evidence that such a feature existed at the Montecito home at that time, but the interview setting was not the Sussexes’ house.
How much is the home worth now?
There is no verified current market value established by a recent arm’s-length sale in the sources reviewed. Some outlets have repeated estimates near $29 million, but that is an estimate—not a confirmed sale price, appraisal, or official current valuation.
The property may have appreciated substantially since the couple paid $14.65 million in 2020, particularly given its size, location, privacy, and amenities. However, a precise present-day figure would require a credible appraisal or a comparable market transaction. The responsible description is that the estate may now be worth considerably more than its purchase price, while its exact current value remains unconfirmed.
What has the public actually seen inside?
Very little of the residence has been shown in a comprehensive way. Public glimpses have included:

Elle Decor’s discussion of a CBS interview characterized the visible interior as restrained, comfortable, and influenced by a California aesthetic. That is a description of the portions shown on camera, not proof that the entire home follows one uniform design scheme.
Architectural Digest has also emphasized that Harry and Meghan have generally avoided revealing the full interior. That limited access is part of the story: the property is famous partly because its scale is widely reported while its actual living spaces remain largely private.

No—not every Montecito interior connected with the Sussexes is their private residence. Architectural Digest reported that the Netflix documentary Harry & Meghan was filmed at another Montecito property rather than inside the couple’s actual home.
That explains why some images circulated as “inside Harry and Meghan’s house” may not show their house at all. A location may be selected for its appearance, privacy, production requirements, or availability without being the celebrity’s personal residence.
How does With Love, Meghan relate to the house?
With Love, Meghan is Netflix’s lifestyle series in which Meghan shares ideas about cooking, gardening, entertaining, and hosting. Netflix describes the program as filmed in Montecito, and its official material also connects later episodes and holiday content with life at home in Montecito.
“Filmed in Montecito,” however, is a location description. It does not establish that every kitchen, garden, table setting, or room shown on screen belongs to the Sussexes’ private residence. Sets, rented locations, and production spaces can all be used for a lifestyle program.

What is As ever?
As ever is a lifestyle brand developed in partnership with Netflix and associated with Meghan’s food, hosting, and home-life projects. Netflix’s official descriptions place the brand within the same broader lifestyle world as With Love, Meghan.
That connection does not turn every product, kitchen, or garden shown in the series into a verified feature of the Montecito residence. It is better understood as part of the couple’s public lifestyle and media strategy than as evidence of the home’s private contents.

Harry and Meghan have presented the Montecito home as a private family residence, not a visitor attraction. Reports may identify the property in public records, but publishing detailed maps, gate imagery, access directions, security arrangements, children’s routines, or views into areas that have not been deliberately shown would go beyond legitimate architectural or documentary interest.
The most useful public account can describe the purchase, reported scale, architecture, grounds, and confirmed media appearances without helping strangers locate or approach the family. In this case, restraint is not a gap in the article; it reflects the difference between public-interest reporting and intrusion.

The real story behind the Montecito mansion
Harry and Meghan’s Montecito property is remarkable for its reported price, size, acreage, and collection of amenities. But the most revealing feature is the contrast between that scale and the small amount of the home that has been made public.
Gardens, a chicken coop, occasional interview footage, and a lifestyle series have created a recognizable picture without providing a full tour. That balance allows the couple to share selected elements of their California life while retaining control over the private spaces of their family home. The result is a residence that is extensively described in public records and celebrity coverage, yet still only partially visible.
