Directed by Geeta Gandbhir, it uses police body-camera footage and related recordings to examine the chain of events, the community’s response, and the role of Florida’s Stand Your Ground framework.
Spoiler and content warning: This article discusses the shooting and death of Ajike “AJ” Owens, gun violence, grief, racial conflict, police body-camera footage, and the effect on children. It also reveals the documentary’s ending and the legal outcome.
What is The Perfect Neighbor about?
The Perfect Neighbor is a 2025 American documentary directed by Geeta Gandbhir. The Netflix film examines how an apparently ordinary neighborhood dispute in Ocala, Florida, escalated through repeated conflicts, police encounters, perceived threats, racialized assumptions, and access to a firearm.
At the center of the story is the June 2, 2023, shooting of Ajike “AJ” Owens, a Black mother of four, by her white neighbor Susan Lorincz. Lorincz fired through her front door during a confrontation, striking Owens. Owens died from her injuries.

Rather than treating the incident as an unexplained murder mystery, the documentary reconstructs the chain of events that preceded it. Its central question is how routine disagreements over children, noise, and nearby shared space became a fatal encounter—and how Florida’s self-defense laws shaped what happened afterward.
The real-life dispute in Ocala
The conflict involved children playing in an area near Lorincz’s home. Netflix’s account describes Lorincz as becoming increasingly frustrated by the children and repeatedly involving police in disputes with neighbors. What begins as a disagreement over neighborhood behavior gradually becomes a pattern of hostile interactions and law-enforcement calls.
On June 2, Owens went to Lorincz’s home after another dispute involving the children. Trial reporting described Owens as pounding on Lorincz’s door and yelling. Lorincz said she feared for her safety and claimed that she acted in self-defense.
Lorincz fired through the closed door. The bullet struck Owens, who was outside the home. Owens was fatally wounded and later died.

The film presents the shooting in the context of the preceding conflict rather than as a standalone moment. That distinction matters: the documentary’s argument concerns escalation—how fear, resentment, repeated calls to police, neighborhood boundaries, race, and firearms can interact long before a trigger is pulled.
Who was Ajike Owens?
Owens was a mother of four raising her children in a close-knit Ocala neighborhood. Her death left her mother as the primary caregiver for the children. Reporting on the sentencing described the children as deeply traumatized by what happened.
The Perfect Neighbor keeps the human consequences in view. The case is not only about the person who fired the weapon or the legal interpretation of that act. It is also about the family left behind, the children who witnessed or experienced the aftermath, and a community forced to confront how a familiar residential setting became the scene of a killing.
How the documentary uses police body-camera footage
The film’s defining creative decision is to tell much of the story through police body-camera footage and related recordings instead of relying primarily on conventional interviews or a continuous narrator.

Gandbhir has said that the production obtained a large archive of body-camera footage and audio recordings through a Freedom of Information Act request made by attorneys for the Owens family. Netflix’s production materials also identify investigative interviews and other recordings as part of the film’s source material. It is therefore more accurate to call the documentary body-camera-led than to say it consists exclusively of body-camera video.
The footage was not created for a documentary. It was recorded by officers responding to calls, often in unstable conditions, with inconsistent sound and no controlled lighting or framing. Gandbhir has described the material as difficult to work with because it could be shaky, poorly recorded, and emotionally difficult to watch.
That limitation becomes part of the film’s effect. The footage retains the awkward pauses, partial views, background noise, and procedural exchanges of real police encounters. Instead of presenting the neighborhood as a series of polished interviews and retrospective explanations, the documentary lets viewers watch tensions accumulate through apparently ordinary interactions.
The importance of editing
Editor Viridiana Lieberman is central to the film’s construction. Turning a large archive of police recordings into a coherent documentary required more than simply arranging clips in date order. The editing shapes chronology, clarifies relationships, cleans and balances difficult audio, handles subtitles, and determines how long viewers remain with each encounter.
Quick wins for a faster PC:

A police visit that may have seemed minor when it occurred can acquire new significance when placed beside later calls and confrontations. The film’s tension comes from that accumulation: the audience recognizes escalation before the fatal event arrives.
This approach also raises an important documentary question. Body-camera footage can feel unusually direct because it records events as officers encountered them, but it is still a partial record. Cameras have limited angles, recordings begin and end at particular moments, and editing inevitably determines what viewers see and how they interpret it. The documentary is a powerful reconstruction built from evidence; it is not a complete substitute for the entire trial record.
What does Florida’s Stand Your Ground law have to do with the case?
Florida’s Stand Your Ground framework is one of the film’s major subjects. The relevant statutory provisions include Florida Statutes §§ 776.012, 776.013, 776.031, and 776.032.
Section 776.032 provides immunity from criminal prosecution and civil action for a person whose use or threatened use of force is legally justified under the specified self-defense provisions. The statute allows law enforcement to investigate, but says an officer may not arrest someone for using force unless there is probable cause to believe the force was unlawful. In a criminal case, once a defendant raises a prima facie claim of self-defense immunity at a pretrial hearing, the party seeking to overcome that immunity must meet a clear-and-convincing-evidence burden.

In practical terms, the law can affect a case before trial. It is not simply a rule a jury applies at the end of proceedings. It can also shape police decisions, pretrial litigation, and the way a self-defense claim is evaluated.
What the law did—and did not—mean here
The Perfect Neighbor uses the case to examine how self-defense law can intersect with racial bias, fear, firearms, and repeated police contact. The film and its filmmakers ask viewers to consider whose fear is treated as credible, how perceived threat is constructed, and whether a legal framework intended to protect people from unlawful violence can operate differently depending on race and circumstance.
Those are the documentary’s social and political questions, not findings that should be presented as unqualified adjudicated facts. The case should not be reduced to the claim that Stand Your Ground automatically excused Lorincz’s conduct. It did not end the matter in her favor.
Lorincz was ultimately convicted of manslaughter and sentenced to 25 years in prison. The outcome demonstrates the distinction between a self-defense claim, statutory immunity, and a final criminal conviction. A person may invoke self-defense, and the law may affect how that claim is investigated or litigated, without the claim being accepted by the court.
What happened to Susan Lorincz?
Susan Lorincz was prosecuted in connection with Owens’s death. Prosecutors obtained a manslaughter conviction rather than a second-degree murder conviction. She was sentenced to 25 years in prison.
The film’s ending is therefore not structured around uncertainty about who shot Owens. Lorincz was identified as the shooter, and the legal aftermath is known. The documentary’s unresolved questions are broader: why the dispute escalated, how the surrounding community and police responded, how the children and Owens’s family were affected, and what the case reveals about self-defense law and social perceptions of threat.
Does the film take a position?
Yes. The documentary is not a neutral chronological court transcript. Its selection and arrangement of body-camera recordings create an argument about escalation and the consequences of treating neighborhood conflict as a series of isolated incidents.
At the same time, the film’s evidence comes from a defined archive. It offers a carefully edited interpretation of the case, not every piece of evidence presented at trial or every perspective available in the public record. Claims about harassment, racial bias, or the broader effects of Stand Your Ground should be understood as arguments developed by the film, its filmmakers, witnesses, attorneys, and reporting—not as conclusions that can be detached from their supporting evidence.

The familiar true-crime question—who did it?—is answered quickly here. The documentary’s real subject is how a community reaches a point at which a deadly act becomes possible.
Its setting is deliberately recognizable: homes, children playing, neighbors complaining, officers responding to calls, and people arguing over who has the right to occupy or control a piece of nearby space. The ordinariness is crucial. The film does not present violence as arriving from an entirely separate world. It shows how ordinary disputes can become more dangerous when repeated grievances are reinforced by fear, racial assumptions, police intervention, and a gun.
That focus also explains the importance of the film’s form. The body-camera recordings do not merely document the aftermath; they show the bureaucratic and interpersonal steps that preceded it. Viewers are asked to pay attention to what happens between major events—the tone of a conversation, a report made to police, a threat as perceived by one person and dismissed by another, or a boundary dispute that becomes part of a larger pattern.
