Ryan Seacrest’s former Beverly Hills estate combined a glass-and-concrete, single-story house with ivy, white interiors and landscaped grounds. He sold the compound in 2022 for a reported $51 million; it had first been listed for $85 million in 2020. The sale-era coverage describes a property designed for indoor-outdoor living and entertaining, rather than a home Seacrest still owns.
What was the Beverly Hills property?
Seacrest bought the estate from Ellen DeGeneres in 2012 for a reported $36.5 million, according to Architectural Digest and the Los Angeles Times. The 2022 sale coverage describes a compound on just under three acres, with a 9,200-square-foot, single-story main house and two guesthouses.
Architectural Digest reported four bedrooms and six bathrooms in the main house, and seven bedrooms and 10 bathrooms across the estate. Those totals distinguish the primary residence from the guest accommodation and other buildings.
What did the house look like inside?
Glass, concrete and a softer garden setting
The main house, built in 1963, was described as contemporary, with a glass-and-concrete exterior partly softened by thick ivy and surrounding gardens. Inside, the palette was predominantly white, while exposed beams brought visible wood texture to the rooms. Common areas had vaulted ceilings reaching 22 feet, according to Architectural Digest’s 2022 sale feature.

Indoor-outdoor rooms
The property’s layout connected the house to outdoor entertaining areas, including a pool and adjacent cabana, lawns, terraces and gardens. The Los Angeles Times account also mentions a pool house. Architectural Digest describes a range of landscaped details, including statues and a koi pond; the Los Angeles Times notes a skylighted primary bathroom and private patio.
What amenities were reported?
Sale coverage lists a gym, underground garage, media room and massage room alongside the pool, cabana and gardens. The sources describe features of the estate, but do not establish specific brands or equipment. The result was a compound with room for recreation and guests as well as the main residence.

How did the estate change before Seacrest owned it?
Architectural Digest’s 2024 retrospective on Ellen DeGeneres’s real estate says DeGeneres and Portia de Rossi expanded the single-story house to 9,500 square feet and added surrounding land before Seacrest’s ownership. That retrospective also describes reclaimed-wood floors and ceilings, two guesthouses, an infinity pool, pool house, terraces, a detached fitness center, library rotunda, country kitchen, meditation room and spa, and media room.
The 9,500-square-foot figure in the retrospective differs from the 9,200-square-foot main-house figure in the 2022 sale coverage. The articles do not explain the difference, so the figures should be treated as source-specific descriptions rather than reconciled measurements.

Why was the sale price notable?
The estate was initially listed for $85 million in 2020 and sold for a reported $51 million in 2022. The Los Angeles Times characterized the closing price as 40% below the original asking price. The same report cited Multiple Listing Service figures showing eight sales above $30 million in ZIP code 90210 in 2022, compared with six in 2021 and four in 2020; those counts describe that local segment, not the broader housing market.
