Ariana Madix’s Lawsuit Over the Shared L.A. Home: What Happened and Where It Stands

Madix’s 2024 partition lawsuit sought a sale of the home and an equitable division of proceeds. A conditional settlement was reported in 2026, followed by news that the property was in escrow—not confirmation of a completed sale.

Ariana Madix filed a lawsuit in January 2024 asking a Los Angeles court to order the sale of the Valley Village home she jointly owned with Tom Sandoval and divide the proceeds. The case later reached a conditional settlement, and April 2026 reporting said the home was in escrow after an off-market deal. That is not confirmation the sale closed: the final price and whether the settlement was fully carried out have not been established in the available reporting.

What Madix asked the court to do

Madix’s January 2024 filing was a real-property partition action, not a claim for breakup-related damages. The complaint, titled “Verified Complaint for Partition of Real Property by Sale,” named Madix as plaintiff and Tom Sandoval, City National Bank, and Doe defendants as defendants. It described Madix and Sandoval as joint tenants, each holding an undivided fee simple interest in the Valley Village property at 5155 Bellaire Avenue. The complaint described City National Bank as a nominal defendant and beneficiary of two deeds of trust. These are allegations and descriptions in the filing, not findings after a trial. The Los Angeles Times reported on the filing; the complaint is the primary source for the claims and relief requested.

Madix alleged discord between the co-owners and asked for a court-ordered sale, followed by an equitable allocation of proceeds. She argued that physically dividing the property was impracticable because it was a single-family residence, would diminish the owners’ interests, and presented title and legal obstacles. The requested allocation would account for debt secured by the property, partition costs, reasonable attorney fees, and title expenses. Those were Madix’s pleaded positions, not a court’s ruling on the merits.

What “partition by sale” means

When people jointly own real estate but cannot agree on what to do with it, a partition action asks a court to end the co-ownership. A court may order a sale and distribute the proceeds, or, where practical, divide the property itself—a remedy known as division in kind. A house is not necessarily divisible just because the owners have separate interests on paper: the complaint argued that physically splitting this single-family home would be impractical. The Times’ report explains the distinction between a sale and division in kind.

Timeline: filing, settlement, and reported escrow

  • January 4, 2024: The verified complaint is dated January 4. The complaint sets out Madix’s requested remedy.
  • January 5, 2024: The Los Angeles Times reported that Madix had filed in Los Angeles County Superior Court and sought a sale and division of proceeds. It said the former couple bought the Valley Village home in 2019 for just over $2 million. Read the Times report.
  • January 13–14, 2026: Later coverage said Madix’s attorneys filed a notice of settlement on January 13. The reported settlement was conditional, with dismissal tied to satisfaction of terms that were not publicly specified. TMZ reported the settlement on January 14.
  • April 2026: Realtor.com reported that the home had been offloaded in an off-market deal and was in escrow. Its report said the closing price was not yet public. Escrow status alone does not establish that the sale closed. Read Realtor.com’s report.

Did Madix and Sandoval settle the lawsuit?

January 2026 coverage reported a conditional settlement, but did not disclose its material terms. The reporting tied dismissal to satisfaction of those unspecified terms; it does not establish whether that happened. A notice of settlement is not, by itself, proof that a case has been dismissed or that every settlement condition has been completed.

Did they sell the house, and for how much?

The latest located property report, from April 2026, described an off-market deal in escrow—not a confirmed closing. It said the final sale price would not be known until closing. The reviewed reporting therefore does not establish whether the transaction completed or what the final price was.

Reported purchase-price figures should not be confused with a settlement or sale amount. The Los Angeles Times said the home was bought in 2019 for just over $2 million. Realtor.com reported a purchase price of $2.08 million and separately cited its own estimate that the home was then worth around $3.1 million; that estimate is not a sale price. Neither figure establishes what the property ultimately sold for or how any proceeds were allocated.
