For the classic haunted-house chill, start with The Haunting (1963); for supernatural chaos in an ordinary home, choose Poltergeist; for a quieter, more ambiguous watch, try Lake Mungo. This curated list brings together twenty films that use houses and other haunted places to unsettle viewers, from gothic mansions to suburban homes and a cursed Tokyo residence. “Scariest” is subjective, so the picks are organized around the kind of fear each film offers—not a claim of objectively ranked terror.

How to choose a haunted-house movie

The setting can be as important as the ghost. A haunted place might be a family home, an apartment, an orphanage, or a hotel; some films make the building itself the source of dread, while others put the haunting in doubt. The British Film Institute (BFI) highlights that uncertainty in The Haunting (1963), and describes Poltergeist (1982) as bringing the ghost story into an ordinary suburban home. For a useful genre overview, see the BFI’s guide to great haunted-house films.

The twenty selections below draw on titles in Bloody Disgusting’s 2019 editorial list, with choices explained here by setting and scare style. A few are haunted-place or haunting-adjacent picks rather than strict haunted-house stories; those exceptions are identified rather than passed off as conventional ghost-in-a-mansion films. For each title, expect atmosphere and suspense descriptions—not a promise that every viewer will find it frightening.

What are the best haunted house movies?

1. The Haunting (1963)

Robert Wise’s adaptation of Shirley Jackson’s novel is a defining choice for viewers who prefer uncertainty to spectacle. The imposing house and the unsettled people inside it keep the question of whether the threat is supernatural or psychological alive. BFI calls it the benchmark against which haunted-house films are measured—an editorial judgment, not an objective ranking.

2. The Innocents (1961)

This adaptation of Henry James’s The Turn of the Screw turns an isolated country estate into a place of insinuation and unease. Its strongest effect is ambiguity: the film lets suspicion grow without making every disturbing event easy to explain. A good fit for viewers drawn to gothic atmosphere and psychological dread.

3. The Others (2001)

A secluded family home, strict routines, and a sense that something is wrong give this gothic ghost story its patient, enclosed feel. Rather than relying on nonstop shocks, it builds suspense around what the characters can know about their house and the people in it.

4. The Changeling (1980)

A grieving composer moves into a large old house, where unexplained disturbances lead him toward a hidden history. The haunting is tied closely to the building and its past, making this a strong pick for a somber, investigative ghost story rather than a fast-paced scare ride.

5. The Legend of Hell House (1973)

A team enters a notorious mansion to investigate its supernatural reputation. The setup makes the house a central presence, while the characters’ competing explanations and experiences give the story an investigative edge. Choose it for a classic, closed-circle haunting with a more direct supernatural premise than the most ambiguous entries here.

6. The Uninvited (1944)

This early haunted-house film gives its eerie residence a coastal setting and a ghost story with a tragic undercurrent. Its measured pace and old-Hollywood restraint make it more suited to viewers who enjoy atmosphere and mystery than those seeking modern, effects-heavy scares.

7. Burnt Offerings (1976)

A family rents a grand country house for the summer, but the place begins to exert a disturbing influence. The premise makes domestic comfort feel increasingly unsafe, and the slow escalation is the point: the dread accumulates as the family’s relationship to the house changes.

8. The Amityville Horror (1979)

A family moves into a house associated with a violent past and encounters a growing series of frightening events. It is a natural choice for viewers who want a recognizably domestic setting pushed toward overt supernatural horror. BFI includes it among its haunted-house-film selections.

9. The Sentinel (1977)

An apartment building, rather than a remote mansion, anchors this urban nightmare. Its unsettling neighbors and strange happenings make the living space feel like a trap. This pick broadens the haunted-house idea to a residential building and leans into occult menace and disorientation.

10. House on Haunted Hill (1959)

Guests gather in a supposedly haunted mansion for a night of staged terror and escalating trouble. One important distinction: in this original film, the central scheme involves fake ghosts rather than a straightforward case of actual ghosts haunting the house. It belongs on a list like this for its sinister setting and haunted-house theatrics, but it is not the same kind of supernatural story as The Haunting.

11. Poltergeist (1982)

Here the haunted space is a suburban family home, not a crumbling gothic estate. Familiar rooms and family routines become the source of supernatural chaos, giving the film a more immediate, effects-driven kind of fear. BFI specifically notes its shift of the ghost story into an ordinary suburban home.

12. Paranormal Activity (2007)

A young couple records strange events in their home, turning bedrooms, hallways, and quiet stretches of night into the film’s main instruments of suspense. Its found-footage approach favors anticipation and small disturbances over elaborate gothic scenery. Best for viewers who find a camera lingering on an apparently empty room more unsettling than a visible monster.

13. The Conjuring (2013)

A family home becomes the site of increasingly forceful paranormal events, with investigators drawn into the case. Compared with slower, more ambiguous entries, this one aims for overt scares and supernatural confrontation. It suits viewers who want a polished haunted-house story with a clear escalation in threat.

14. Hausu (1977)

Often released internationally as House, Nobuhiko Obayashi’s film turns a country house into a surreal, wildly unpredictable playground of horror. Its oddball energy and visual inventiveness are a sharp contrast to solemn gothic hauntings. Pick it when “spine-chilling” can include the bizarre, comic, and dreamlike as well as the frightening.

15. Ju-On: The Grudge (2002)

This Japanese horror film centers on a Tokyo home under a curse, making the residence and the violence attached to it central to the fear. Its structure and uncanny appearances create a different rhythm from the slow, stately gothic tradition. BFI includes it among its haunted-house-film anchors; the cursed-home premise makes it a particularly strong fit for this list.

16. The Orphanage (2007)

An old orphanage becomes the setting for a mother’s search for her missing child. The film combines a haunted-place mystery with grief and emotional suspense, so its impact comes from more than unexplained noises. It is a strong choice for viewers who want a ghost story with a tragic, intimate center.

17. Lake Mungo (2008)

This Australian film uses a documentary-like approach to a family’s grief and a daughter’s unsettling presence. Its central haunting is less a conventional ghost attacking a house than a slow, ambiguous unease that gathers through accounts and images. It is haunting-adjacent rather than a strict haunted-house story, and a good choice for viewers who favor quiet dread over jump scares.

18. Ghostwatch (1992)

Presented as a television investigation of a haunted home, this British production plays with the form of a live broadcast. The ordinary domestic setting and the performance of factual reporting are central to its unsettling effect. It is a distinctive pick for viewers interested in media-driven suspense as much as conventional ghost-story imagery.

19. The Sixth Sense (1999)

This supernatural drama is included as a haunting-adjacent choice, not a strict haunted-house film: as Bloody Disgusting’s list itself notes, the boy is haunted, rather than a house. Its subdued approach and emotional mystery make it a fit for viewers who want supernatural unease grounded in character rather than a haunted building as the main attraction.

20. The Shining (1980)

Stanley Kubrick’s film makes the vast Overlook Hotel an oppressive presence in a story of isolation and psychological collapse. The setting is a hotel, not a house, so it stretches the category—but its haunted-place atmosphere and sealed-in dread make it an influential neighbor to haunted-house horror. BFI includes it in its broader haunted-house discussion.

Which kind of haunting should you watch?

If you want… Try… Why it fits
Gothic atmosphere and uncertainty The Haunting (1963), The Innocents, The Others These films make interpretation and mood central to the experience.
A house that turns domestic life unsafe Poltergeist, Paranormal Activity, The Conjuring Each brings supernatural trouble into a family or couple’s home, with different levels of overt spectacle.
A tragic or emotionally weighted ghost story The Changeling, The Uninvited, The Orphanage The haunting is bound up with loss, history, or family feeling.
A cursed or unusual residence Ju-On: The Grudge, The Sentinel, Burnt Offerings These broaden the setting beyond the standard isolated mansion.
Surreal, playful, or formally unusual horror Hausu, Ghostwatch One leans into dreamlike excess; the other uses the look and language of a television investigation.
A haunted place beyond a house The Shining, The Sixth Sense The former is set in a hotel; the latter is haunting-adjacent rather than a haunted-building story.

Which The Haunting should you watch?

The title refers to more than one adaptation. The 1963 Robert Wise film is the classic ambiguous haunted-house story discussed above; Paramount’s official page is for the separate 1999 adaptation. Paramount lists that film as PG-13 with a 113-minute runtime and says its Blu-ray presents a 4K remaster. Those details apply to the 1999 film, not the 1963 one. See Paramount’s page for The Haunting (1999).
