Rappers’ Most Expensive Reported Real Estate: What the Public Figures Show

Five reported examples show high-profile rapper-linked property deals, from a reported $190 million Malibu purchase to a Brooklyn penthouse. They do not establish eight current portfolio values.

Public reports point to strikingly expensive homes associated with several major rappers, but they do not establish a reliable ranking of eight current real estate portfolios. The available figures mix purchase prices, an asking price and a dated ownership snapshot; none is an audited estimate of present-day portfolio value. Here is what the reporting supports—and what it does not.

Why this is not a verified ranking of eight portfolios

The title’s “eight” does not map to a confirmed roster in the reviewed reporting. Only five examples have usable property details here, and they are not comparable as current portfolio totals. Celebrity homes can be held through entities, shared with partners or sold after a report is published. A reported purchase price documents a transaction at a particular time; it does not establish today’s market value or prove the buyer still owns the property.

For those reasons, the figures below are best read as reported property leads, not a ranking. No combined total is calculated: the reports use different dates and measures, and several do not establish current ownership.

What the reports say about the properties

Rapper or couple Property and location Reported figure and what it represents What the report establishes
Beyoncé and Jay-Z Tadao Ando-designed home, Malibu, California About $190 million, reported as the couple’s 2023 purchase price Architectural Digest’s 2026 overview described it as a California record at the time. The same overview noted a later $210 million California home sale that surpassed the record; that is context, not a value for the couple’s portfolio. Architectural Digest
Drake Home formerly owned by Robbie Williams, Beverly Hills, California $75 million, reported 2022 purchase price; $88 million, reported 2023 asking price Realtor.com reported the purchase and subsequent listing. The $88 million was an asking price, not a confirmed sale; the report does not establish current ownership or value. Realtor.com
Rick Ross Star Island home, Miami, Florida $35 million, reported closing price in August 2023 Axios reported the closing. Its report also described Ross’s Georgia estate as a 109-room mansion, but supplied no current valuation for it. Axios
Kanye West and Kim Kardashian Six homes across California and New York More than 33,000 square feet in total, in Trulia’s 2016 report This is a historical snapshot of what Trulia said the pair then owned, not evidence of present ownership or a current valuation. Trulia
Kendrick Lamar Penthouse, Brooklyn, New York $8.6 million, reported 2023 purchase price Realtor.com reported the dated purchase figure; it is not a present-day valuation. Realtor.com

How to read the dollar figures

A purchase price records a past transaction

The reported Malibu, Beverly Hills, Star Island and Brooklyn figures describe purchases or a closing at specific times. They can show the scale of a transaction, but they are not interchangeable with current appraisals. A property’s later market value, if any, is not established by those historic prices.

An asking price is not a sale

Drake’s Beverly Hills home was reportedly listed for $88 million in 2023 after a reported $75 million purchase in 2022. The listing price shows what was sought, not what a buyer paid. The available report does not confirm a completed sale.

A property count or floor area is not a valuation

Trulia’s six-home, more-than-33,000-square-foot snapshot describes the scope of the couple’s reported holdings in 2016, not their dollar value. Likewise, Axios’s description of a 109-room Georgia estate supplies no valuation for that property.

What would be needed to rank eight current portfolios

A defensible ranking would require a confirmed list of eight people and property-by-property evidence that is comparable across the same valuation date. For each home, reporting would need to distinguish current ownership from a past association, document whether the figure is a purchase price, completed sale, asking price or estimate, and account for shared ownership or entity-held property where established. The available reports do not provide that consistent basis, so a current ranking or portfolio total would overstate what is known.
