Johnny Carson’s Malibu Estate Was Listed for $110 Million in 2025

Johnny Carson’s former Point Dume estate was listed for $110 million in September 2025, but its current sale status is unclear. Here’s what is known about the house and its reported history.

Johnny Carson’s former Malibu estate was listed for $110 million in September 2025. That is a historical asking price, not confirmation that the property is still available: Compass records the listing as expired on March 17, 2026, while another brokerage page labels it “Sold” without giving a sale date or price. Its current ownership and sale status are therefore unresolved.

What was the $110 million price?

Architectural Digest reported the $110 million asking price on September 19, 2025, and Realtor.com reported it on September 22, 2025. Neither report establishes that the estate remains on the market at that price. Compass’s property-history page records the September 2025 listing as expired on March 17, 2026. A Carolwood Real Estate page labels the property “Sold,” but the retrieved page provides no transaction date or price, so it does not settle whether or when a sale closed: Compass property history and Carolwood Real Estate.

Who owned the estate after Johnny Carson?

Carson reportedly bought the property in the mid-1980s for $9.5 million, according to Realtor.com. After his death in 2005, his widow, Alexis, inherited it. Realtor.com reported that film producer Sidney Kimmel and Caroline Kimmel bought the estate for $46 million in 2007, then reported an off-market sale for $40 million in 2019 to venture capitalist Riaz Valani and Augusta Tigrett. Architectural Digest also reported the 2019 buyers and price. These are published transaction reports, not independently verified public-record findings. The figures describe separate reported transactions, not an appraisal or like-for-like market comparison.

What is the house like?

Architect Edward R. Niles designed the modernist residence, whose wood-and-glass composition uses triangles in its plan and structure. Architectural Digest described a roughly 7,100-square-foot, two-bedroom main house, with a central indoor arboretum, stone floors, floor-to-ceiling windows and a 30-foot glass ceiling. Its living area includes a sunken conversation pit with a copper-surround fireplace. The upper-floor primary suite has dual offices, bathrooms and walk-in closets; the lower level includes a lounge or dining area, wet bar, screening room and wine cellar.

Realtor.com gives a more precise area of 7,083 square feet. Its account reproduces listing copy that says the home sits closer to the bluff than new construction could under updated building codes. That is a claim from the listing material, not an independent engineering or land-use finding. The two published area figures are close but not identical, and the room counts and descriptions should be understood as source-specific rather than a single definitive inventory. What comes with the estate?

The property is in Malibu’s Point Dume area. Architectural Digest described the compound as about four acres, with a two-bedroom guesthouse, waterfall koi pond, terraces, gardens, saltwater pool, hot tub, sauna, cold plunge, security office, and a tennis court with a two-bedroom pavilion. Realtor.com described the grounds as 4.1 acres and included beach access among the property’s features. Because these details come from listing-era descriptions and differ in precision and room counts, they are best attributed to the outlet reporting them rather than combined into a definitive current inventory.

What the reported price history does—and does not—show

The reported $9.5 million purchase in the mid-1980s, $46 million 2007 sale, $40 million 2019 sale, and $110 million 2025 asking price mark different points in the property’s reported history. They do not, by themselves, establish how the estate’s value changed: the sources provide no independent appraisal or market comparison, and an asking price is not a completed sale price.

Realtor.com quoted listing agent Chris Cortazzo of Compass saying: “This is one of Malibu’s most special properties with a rich history tied to a legend like Johnny Carson. Its positioning, its architectural integrity, and the location are phenomenal.” That is the agent’s opinion, not an independent assessment.
