Richard Saghian, founder of Fashion Nova, won the 2022 bankruptcy auction for The One, a sprawling Bel Air estate marketed at 944 Airole Way. The commonly reported $141 million figure is the approximate total after auction costs and commission; the winning bid itself was reported as $126 million. The property’s dramatic rooms and amenities come from its auction listing, not a recent inspection, and its completion and occupancy status have not been confirmed by the cited reporting.
What is The One, and where is it?
The One is the name used for the mega-mansion marketed at 944 Airole Way in Bel Air, Los Angeles. Concierge Auctions described the estate as approximately 105,000 square feet, a scale that makes it less a conventional single home than a large compound of entertainment, wellness, guest and service spaces. Those measurements and features are the auction company’s descriptions.
Concierge Auctions’ property listing presents the house as a vantage point over the Pacific Ocean, downtown Los Angeles and the San Gabriel Mountains. Its interior and grounds were marketed as a collection of purpose-built spaces rather than a typical residential layout.
What does the auction listing say is inside?
The listing’s details sketch out a house designed for hosting on a grand scale, with private leisure spaces, formal entertainment areas and resort-style amenities. They should be read as advertised features, not proof that every space was finished, approved for use or available to a visitor.

- A roughly 5,000-square-foot primary suite, described as having its own pool and walk-in closet.
- A private, two-story library or office.
- Staff quarters and a large guest house.
- A salon and wellness center with a gym.
Entertainment on an extraordinary scale
- A nightclub with a VIP area.
- A four-lane bowling alley.
- A Dolby Digital theater advertised as seating more than 40 people.
- A wine cellar.
Pools, sport and outdoor space
- A 64-foot indoor pool, alongside multiple other pools.
- A tennis court and putting green.
- A sky deck and outdoor running track.
- Custom art installations and sculptures.
In its later closing announcement, Concierge Auctions highlighted five pools, a private nightclub, salon, wellness spa, a 10,000-square-foot sky deck, a 400-foot outdoor running track and a private Dolby Digital theater. Those measurements and counts are the auction company’s published descriptions; they are not independently verified here.
Why is the price described as $141 million?
Coverage separates the reported $126 million winning bid from the approximately $141 million all-in total after auction costs and commission. The two figures describe different parts of the same 2022 transaction, so calling $141 million the bid itself blurs an important distinction.

Not based on the cited reporting. A Wall Street Journal report published June 18, 2025, said the property lacked a certificate of occupancy when Saghian bought it in 2022 and that he was pursuing approvals and inspection signoffs. The article projected completion in about 14 months, but that was a forecast. The available cited reporting does not establish that it was met, or confirm a certificate of occupancy, legal occupancy or Saghian’s current residence there.
