Andrew’s departure from Royal Lodge was announced alongside Buckingham Palace’s decision to remove his royal style, titles and honours. But “evicted” compresses the legal process: the Palace said his lease had protected his right to remain and that formal notice had been served to surrender it; the Crown Estate later told Parliament that Andrew served a tenant’s notice offering to surrender the lease on 30 October 2025.
Why was Andrew told to leave Royal Lodge?
On 30 October 2025, Buckingham Palace announced that Andrew would lose his royal style, titles and honours, and leave Royal Lodge. The Palace said the decisions were considered necessary even though Andrew continued to deny allegations against him. Those allegations were not legal findings about the property or the lease.
The Palace described the lease as having protected Andrew’s right to live there: “His lease on Royal Lodge has, to date, provided him with legal protection to continue in residence.” It also said formal notice had been served to surrender the lease. Buckingham Palace’s statement announced the outcome; the Crown Estate’s later account explains the contractual step behind it.
Was it an immediate eviction?
Not in the simple sense suggested by the word. The Crown Estate told Parliament that Andrew himself served a tenant’s notice offering to surrender the lease on 30 October 2025. The lease required a minimum 12 months’ notice, so the announcement and notice began a process rather than establishing that the property was handed back that day. The Crown Estate’s account is in its written evidence to Parliament.

On 4 February 2026, the Associated Press reported that Andrew had moved to the Sandringham estate and was staying there temporarily while a home was repaired. That report does not establish his later permanent residence or the date Royal Lodge was finally handed back. The AP report describes his move at that time, not the final status of the lease.
What were the lease terms?
The Crown Estate told Parliament that the lease ran for 75 years. Its terms included an upfront premium and a substantial refurbishment commitment, alongside peppercorn rent and continuing responsibility for repairs.

| Lease term | What the Crown Estate reported |
|---|---|
| Term | 75 years |
| Upfront premium | £1 million |
| Refurbishment commitment | At least £7.5 million, to be spent by the tenant |
| Rent | Peppercorn rent; the Crown Estate said this reflected the upfront capital investment |
| Repairs | The tenant had full repair liabilities, including maintenance and repairs during the notice period |
These figures and terms come from the Crown Estate’s parliamentary evidence. A peppercorn rent does not mean the arrangement had no financial obligations: the reported premium, refurbishment commitment and repair liabilities were significant parts of the deal.
What happens to compensation and the handover?
The Crown Estate said repair and dilapidation costs during the notice period could absorb any compensation associated with an early surrender. The National Audit Office later said the amount due depended on the property’s condition at handover and costs that had not yet been assessed when it published its June 2026 review. A final payout is therefore not established.

The NAO’s June 2026 review of the Crown Estate was factual and expressly did not assess value for money. It should not be read as a finding that the Royal Lodge lease was either good or poor value.
The NAO also reported that three cottages on the Royal Lodge estate were sublet and generated income for Andrew, but it did not know what rent was charged. The amount is not stated in its review.

Where is Royal Lodge, and what is its history?
Royal Lodge is within Windsor Great Park, about five kilometres south of Windsor Castle, and is part of the Royal Estate at Windsor, according to Historic England’s heritage record. The Duke and Duchess of York and their family took up residence there in the early 1930s, but the dates differ by source: Historic England records 1932, while Windsor Great Park’s history page dates their move to 1931. Both sources note the family’s association with the house and its additions.
What is known about Royal Lodge’s future?
The Crown Estate said its Commissioners would consider future uses for Royal Lodge. One possibility it identified was an open-market lease, if that were consistent with its duties and contemporary security concerns. That was an option under consideration, not a confirmed decision to rent the property publicly.
