How to Stream Apartment Rental Tours Continuously on YouTube Live

A practical guide to running an apartment rental tour on YouTube Live, from channel eligibility and encoder settings to privacy, interruptions and long-stream replay limits.

To keep an apartment rental tour live on YouTube, use a webcam or mobile setup for a simple feed, or configure an encoder when you need an external camera, microphone, overlays or multiple inputs. Verify that your channel can livestream, test the route and audio, and monitor the stream while it is running. For a truly continuous broadcast, plan separately for interruptions and replays: YouTube automatically archives streams under 12 hours, while DVR rewind may be limited or unavailable on longer streams.

Choose a setup that fits the tour

A webcam or mobile stream is the simpler choice when one device can capture the apartment adequately. Use an encoder when you need external cameras or microphones, overlays, or multiple video inputs. YouTube says expensive equipment is not required; the setup should suit the room, movement and audio you need to capture. See YouTube live streaming tips.

  • Mobile or webcam: Fewer components to configure, but less flexibility if you need to change camera position or use separate audio equipment.
  • Encoder: More control and support for external equipment, with additional settings to configure and monitor.
  • Tripod: Optional support for stable room framing, not a YouTube requirement. Handheld movement can be useful while walking through the apartment, but a fixed position can make room details easier to see.

Check channel eligibility and plan the broadcast

  1. Enable live streaming in advance. YouTube requires a verified channel with no live-streaming restriction in the previous 90 days. First-time activation can take up to 24 hours, so do not leave enablement until the planned tour. Current requirements are in YouTube’s live-streaming eligibility and limits guidance.
  2. Decide whether you need one continuous feed or replayable sessions. A stream under 12 hours is automatically archived. DVR rewind may be limited or unavailable for streams longer than 12 hours. If viewers need a dependable replay of the whole tour, consider shorter sessions or a separate local recording rather than relying on one unbroken broadcast. See YouTube’s DVR and archive guidance.
  3. Choose visibility deliberately. YouTube offers public, unlisted and private streams. Public makes the interior viewable by anyone; unlisted streams can still be shared by anyone with the link and are not private. Use private only when its access restrictions suit the intended audience. Review YouTube’s stream privacy and settings guidance.
  4. Get property authorization and protect people’s privacy. Arrange permission from the property owner or appropriate manager, and do not show occupants or identifying or private details without permission. Legal requirements depend on location and circumstances; check the rules that apply to the property and recording.

Configure the encoder and start the feed

  1. Create or schedule the stream in YouTube Studio. Use the Live Control Room to set up the broadcast, choose its visibility and obtain the stream URL and stream key. Keep the key private: anyone who has it may be able to send video to the stream. YouTube’s encoder setup guide explains the workflow.
  2. Enter the stream URL and key in the encoder. Use YouTube’s recommended RTMPS connection where available. The encoder guide lists RTMP/RTMPS and H.264, H.265/HEVC and AV1 options; actual encoder support and available settings vary by software and hardware.
  3. Set a sustainable output. YouTube recommends constant bitrate encoding and a two-second keyframe interval; do not exceed four seconds. Select resolution, frame rate and bitrate according to the platform’s published ranges and the upload capacity you can sustain. A higher setting is not useful if the connection cannot carry it consistently. Consult YouTube’s encoder protocol and bitrate settings.
  4. Leave network headroom. YouTube’s network guidance recommends 20% spare upload capacity above the combined bitrate of primary and backup streams. Test on the same connection and at the same time of day you expect to broadcast when possible; other household or building traffic can reduce available upload.
  5. Preview before going live. Check the Live Control Room preview, walk through representative rooms, test camera movement and listen for clear audio. Confirm that the image is stable enough to show the space and that speech, if used, is intelligible. YouTube recommends setting up well before an event and monitoring audio and video during the broadcast. See YouTube’s network, camera and test tips.
  6. Start the encoder, then verify the live feed. Check the control room’s stream health and confirm that the intended visibility is in effect. Keep an operator available to respond to encoder, power, network or platform interruptions.

Plan around continuity, limits and rights

A continuous live signal and a complete tour archive are different publishing needs. YouTube’s current guidance says streams under 12 hours are automatically archived; streams longer than 12 hours may have limited or unavailable DVR rewind. Do not promise viewers that an unbroken long broadcast will produce one complete, rewindable replay. If a tour must remain available in full, use shorter scheduled sessions or make a separate local recording, then verify the resulting replay before sharing it.

YouTube’s current limits allow up to 10 active streams per channel and up to 3 active streams per stream key at the same time. Showing a property live does not remove copyright or other rights obligations. Use music, photographs and video only when you have the necessary rights or permission, and check YouTube’s guidance on rights and legal responsibility. YouTube’s separate live-stream monetization guidance also describes ad limitations; do not assume that every live stream or replay will be monetized in the same way.

Troubleshoot common tour-stream problems

  • You cannot start a live stream: Verify the channel, check whether live streaming has been enabled, and confirm there is no restriction from the previous 90 days. For first-time activation, allow up to 24 hours.
  • The stream is unstable or drops: Reduce output demands to a bitrate and resolution the real upload connection can sustain, check competing network use, and restore the recommended upload headroom. Check power and encoder status as well as the connection; any of these can interrupt a continuous feed.
  • The picture or sound looks wrong in the preview: Test the actual camera movement and audio before starting. Recheck the selected input, framing and encoder output, then preview again in the Live Control Room.
  • Viewers cannot access the tour: Confirm the selected visibility and share the correct link. An unlisted stream is accessible to people with its link, so it should not be used as a substitute for private access.
  • The long stream has no complete replay or rewind: This can be a consequence of YouTube’s duration-related archive and DVR limits. Use shorter sessions or a separate local recording when a dependable replay is required.
  • The wrong feed appears on a stream: Treat the stream key as sensitive. If it may have been exposed, update or replace it in YouTube Studio and update the encoder before broadcasting again. YouTube explains stream keys and settings in its privacy and settings guidance.
