First confirm the channel can go live; then test the picture and sound, protect private information in the home, and decide whether the replay should remain available.
Before you begin: confirm the channel can stream
Check YouTube Studio before promoting the tour. Your channel must be verified, live streaming must be enabled, and it must not have had a live-streaming restriction in the previous 90 days. First-time activation may take up to 24 hours, so do not leave setup until the evening of the tour. YouTube’s live-streaming overview says streamers must be at least 16. Mobile live streaming has an additional eligibility threshold: YouTube’s mobile instructions require at least 50 subscribers, as well as verification, live streaming enabled, and no live-streaming restrictions in the previous 90 days. Check the channel’s current eligibility rather than assuming a new channel can use a phone stream. YouTube’s mobile live-streaming instructions explain the mobile-specific requirements.
Choose the right stream type for the tour

YouTube’s streaming with an encoder guide describes the encoder workflow. Pick the simplest option that suits the actual tour; more equipment adds setup and troubleshooting without automatically making a home easier to show.

Schedule the stream and share the watch page
- Open YouTube Studio and go to Live Control Room.
- Schedule a live stream, then enter an accurate title, description, thumbnail, and visibility setting.
- Copy the event’s watch-page link and share it through the brokerage’s usual channels so viewers can find the scheduled tour.
- Use a title that identifies the property or community and includes the start time and time zone, for example: “Live model home tour: [community or plan name] | [date, time and time zone].”
Scheduling gives you a page to share in advance and allows viewers to set reminders. Keep availability claims and feature descriptions aligned with information supplied by the builder or listing team. If no one will monitor chat, do not promise live answers. Plan the route and protect privacy
A short route helps the viewer understand the layout and reduces pauses while the camera is live. Use brief prompts rather than trying to memorize a full script.

- Start at the exterior or entry and identify the community and model-home plan.
- Move through the main living area and kitchen, then the primary suite and secondary rooms.
- Show included features or finishes accurately, then close with a concise recap and follow-up instructions.
Before filming, confirm that the property is authorized for this tour and check the route for material that should not be broadcast or left in a replay. Look for paperwork, keys, alarm panels, access codes, private photographs, and occupants or visitors who have not agreed to appear. This is a practical privacy check, not a statement of the legal rules for any specific property; confirm applicable permissions and brokerage policy for the location.
Check framing and sound before viewers arrive
Stabilize the picture
Clean the lens, choose the orientation that shows rooms clearly, and move slowly enough for viewers to take in each space. A tripod or similar accessory can reduce camera shake; it is optional, not a requirement. YouTube’s filming tips recommend checking framing and stabilizing the camera because a live stream has no multiple takes.

Test the audio in the rooms you will use
Listen for traffic, wind, appliances, and other background noise, especially in rooms where the agent will speak. YouTube advises choosing a quiet location; a microphone can improve audio. If a colleague can help, have them listen from another device while you move through the route so they can flag muffled speech or noise.
Rehearse, start, and end the tour
Run a private or unlisted rehearsal
Test the setup before the public event, including the full route, camera movement, and audio. For an encoder, enter YouTube’s stream URL and stream key in the encoder, start the encoder, and check that the preview appears in Live Control Room before starting the scheduled broadcast. Treat the stream key as a credential: do not share it publicly, and reset it if it is exposed. Configure the encoder ahead of time and start it early enough to resolve connection or preview problems. Go live with clear expectations
At the start, identify the community and model-home plan, say that the tour is live, and explain whether anyone is monitoring chat. If the office is closed and no representative is available to answer questions, tell viewers how and when they can follow up. Then follow the planned route.
Stop deliberately and review the replay
End the broadcast deliberately and confirm it has stopped. YouTube may automatically archive streams under 12 hours; streams longer than 12 hours may not be captured. YouTube recommends making a local recording as a backup. After the event, review the archive and its visibility; restrict or remove it if it contains anything that should not remain accessible. Troubleshooting common tour problems
- You cannot start a live stream: Check verification, live-streaming activation, and any restrictions within the previous 90 days. If this is the first activation, allow up to 24 hours. For mobile, also check the subscriber threshold in YouTube’s current mobile requirements.
- The mobile option is unavailable: Confirm that the channel meets YouTube’s mobile eligibility requirements. Use a webcam or encoder if appropriate and available to the channel.
- The encoder preview does not appear: Verify that the encoder is using the correct YouTube stream URL and stream key, that it is running, and that the event is open in Live Control Room. Do not reveal the key while troubleshooting.
- Viewers cannot hear the agent clearly: Pause and check the microphone input and background noise in the current room. Move away from noisy appliances or traffic, and have a helper confirm the sound from another device if possible.
- The picture shakes or rooms are hard to see: Slow down, steady the phone, and pause briefly when showing a feature. A tripod or similar stabilizer can help reduce camera movement.
- The replay is missing or should not remain public: Check the stream duration and archive status; YouTube does not guarantee an archive for streams over 12 hours. Review the replay’s visibility and restrict or remove it if needed.
