How to Stream a Real Estate Tour Video to YouTube Live From a Mac mini

A practical Mac mini and OBS workflow for sending a prerecorded real-estate tour to YouTube Live, with recommended encoder settings and a preflight checklist.

To stream a prerecorded property tour from a Mac mini, create or schedule a YouTube Live event, send its stream URL and private stream key from an encoder such as OBS, then check the preview in YouTube Live Control Room before selecting Go Live. A sensible first profile for a 16:9 tour is H.264 at 1080p30, 10 Mbps CBR, AAC audio, and a two-second keyframe interval—provided the source and upload connection can sustain it.

What you need before event day

  • A YouTube channel that is verified and has no live-streaming restrictions in the previous 90 days. First-time live-stream activation can take up to 24 hours, so check eligibility well ahead of the tour. YouTube’s live-streaming setup guidance explains account requirements.
  • A finished property-tour video and a Mac mini with a compatible version of macOS. OBS Studio’s current download page lists macOS 13.0 or newer and separate Intel and Apple Silicon downloads: OBS Studio download.
  • A stable internet connection with enough upload capacity for the stream’s total bitrate, plus time to rehearse.

Apple’s 2024 Mac mini specifications list M4 and M4 Pro models with hardware-accelerated H.264, HEVC, ProRes, and ProRes RAW encoding and decoding. That establishes media-engine support, not guaranteed OBS performance for a particular model, resolution, scene, or concurrent workload. OBS likewise cautions that compatible hardware does not guarantee streaming capability at a chosen configuration. Choose the encoding profile

For a standard 16:9 prerecorded tour, start conservatively at the resolution and frame rate of the source. YouTube’s H.264 guidance supports RTMP/RTMPS, constant bitrate (CBR), AAC or MP3 audio, up to 60 fps, and a two-second keyframe interval (no more than four seconds). Its recommended H.264 ingest rate for 1080p30 is 10 Mbps. These are platform recommendations, not a promise that every connection or Mac mini can sustain them. Setting Starting point for a 1080p30 tour Why it matters
Video codec H.264 YouTube’s published H.264 settings provide a straightforward baseline for ordinary SDR video.
Frame size and rate 1920 Ă— 1080 at 30 fps Use this only if the source and Mac support it; avoid upscaling a lower-resolution tour.
Rate control and video bitrate CBR, 10 Mbps YouTube recommends 10 Mbps for H.264 at 1080p30.
Keyframe interval 2 seconds YouTube recommends two seconds and says not to exceed four seconds.
Audio AAC Check narration and ambient audio levels during the rehearsal.
Ingest protocol RTMPS where available YouTube recommends RTMPS for secure ingest. HLS is an alternative when an encoder needs capabilities not supported through RTMP(S), and it has higher latency because it sends segments.

Higher output settings require a stronger, reliable upload path. YouTube’s H.264 recommendations are 17 Mbps for 1080p60 and 42 Mbps for 2160p30. A Mac mini’s hardware media engine alone is not a reason to send 4K; match the tour’s actual resolution and confirm bandwidth first.

Create the YouTube event and connect OBS

  1. Open YouTube Studio and create or schedule a live event. Set its title, description, visibility, and schedule as appropriate for the listing or premiere. Use the encoder-based stream workflow in Live Control Room; YouTube describes this as the path for sending a prepared program, overlays, or external audio/video equipment.
  2. Copy the event’s stream URL and stream key from Live Control Room. In OBS, open the stream settings, select YouTube or the appropriate RTMP(S) service option, and enter the event details. Keep the key private; do not share it in a screenshot, recording, or public document. Anyone with the key may be able to send video to your event.
  3. Install the OBS build that matches your Mac. Download from the official OBS page and choose Intel or Apple Silicon as appropriate. OBS’s stated macOS requirement is 13.0 or newer at the time of its published download information.
  4. Prepare a simple program output. Use the tour as the main visual and add only the title card, property details, narration, or ambient audio you actually need. OBS menus and playback controls can vary by version; confirm the current media-source and playback behavior in the installed version rather than relying on assumed playlist controls.
  5. Set the encoder profile. Apply the H.264, 1080p30, CBR 10 Mbps, AAC, and two-second keyframe starting point if it fits the source and network. Save the profile and verify the stream key is associated with the intended event.

Check upload capacity and rehearse

YouTube recommends testing upload speed and leaving 20% headroom above the stream bitrate. For the 10 Mbps video profile above, that means planning for roughly 12 Mbps of available upload capacity for that stream. This is the result of applying YouTube’s margin recommendation, not a separate YouTube-published threshold. Include other simultaneous streams or feeds in your total bitrate calculation. YouTube’s guidance states, “The total bitrate you’re streaming cannot exceed the amount of upload bandwidth available.” See YouTube’s streaming tips and encoder guidance.

  • Run a speed test on the connection the Mac mini will use, preferably under conditions similar to the event.
  • Rehearse the entire tour, including its most detailed or fast-moving footage, title overlays, narration, and music. Confirm the video does not stutter and that speech and ambient sound are balanced.
  • Use an unlisted or test event for rehearsal where appropriate, and never expose a working stream key.
  • In Live Control Room, wait for the incoming preview and inspect picture, sound, and stream health before going public.

Go live, monitor, and end the broadcast

  1. Configure the encoder at least two hours before the scheduled event, as YouTube advises, to leave time to resolve setup problems.
  2. Start the encoder at least 15 minutes before the scheduled start. Check that the preview appears in Live Control Room and that the feed is healthy.
  3. When the preview and event details are correct, select Go Live in YouTube. During the tour, monitor stream health, image quality, and audio rather than assuming a good preview guarantees a clean full-length broadcast.
  4. At the end, end the event in YouTube and stop the encoder from sending the feed. If retaining a local recording, verify that the local file is growing during the stream.
  5. Check the channel or watch page and confirm the archive is available if you need one. YouTube says streams under 12 hours are automatically archived, but check the event after it ends rather than treating archiving as a substitute for a local copy. When software encoding is enough—and when to consider hardware

OBS is a free, open-source software encoder option for a single prerecorded tour with a simple visual layout. A standalone professional-grade hardware encoder may suit a higher-production-value event or a setup with multiple camera inputs and more involved controls; YouTube supports both software and hardware encoders. Hardware is not mandatory for a file-based tour, and the right choice depends on existing equipment, inputs, production complexity, and budget. If the plan changes from a prepared file to a live camera walk-through, the encoder workflow still applies, but the video source and operational needs change. You may need a camera input path, suitable capture hardware, and a microphone for live narration; none is required simply to send a finished video file.

Common problems and fixes

Symptom Likely cause What to check
No preview in Live Control Room Encoder is not sending, event details do not match, or the stream URL/key is wrong. Confirm the encoder is active and that the URL and private key belong to the scheduled event. Re-enter the credentials privately if needed.
Buffering, dropped frames, or unstable stream health Upload capacity is insufficient or fluctuating, or the selected bitrate is too demanding. Repeat the speed test, preserve the recommended headroom, reduce the output bitrate or resolution, and rehearse again.
Video or audio stutters during complex scenes The chosen encoding workload may exceed what the specific Mac and OBS scene can sustain. Try a lower frame rate or resolution, simplify overlays, and test the busiest section of the tour. OBS compatibility requirements do not certify performance for a particular workload.
Keyframe or encoder warnings Encoder settings differ from YouTube’s recommendations. Use a two-second keyframe interval, CBR, and a supported H.264 profile; verify the selected ingest protocol.
Tour is live but not archived as expected The event may still be processing or the stream duration and archiving conditions may differ. Check the event and channel after ending it. For a needed deliverable, retain a local recording and verify that it was saved.

Can I use a live camera walk-through instead of a finished tour video?

Yes. The encoder-based YouTube workflow can send a live camera program, but you will need a suitable camera input path and audio setup; a prepared video file does not require those.

Does YouTube require a hardware encoder for a property tour?

No. YouTube supports software encoders such as OBS as well as standalone hardware encoders; choose according to production complexity and inputs.
